What are the responsibilities and job description for the Project Manager position at DLP Capital?
DLP is engaged in the direct development of Residential Real Estate. As a Construction Project Manager, you will foster relationships with both internal and external team members. You will monitor the on-site construction activities for our rental housing communities which include workforce housing, market rate, and build to rent projects. You will be empowered to make important decisions for the successful completion of our developments. This position will direct all project level aspects of redevelopment and cap-x projects to include interior (when applicable), exterior renovations and construction improvements of multifamily, single-family rentals, commercial and hospitality properties owned and managed by DLP. This position partners closely with Property Management, Asset Management, Construction, Service Leadership, Revenue Acceleration and Marketing and the Investment teams.
What you have already achieved: (Requirements)
- Bachelor’s degree in Construction Management, Engineering or Architecture or equivalent experience required
- Ability to drive projects to meet or exceed company goals and metrics.
- Ability to completely manage the General Contractor and associated contractors.
- 5-7 years’ experience in Construction Project Management required; experience in Multifamily Construction
- Knowledge of code requirements, municipal process, permit requirements, residential construction methods, means, and practices. Responsible for quality delivery, punch lists, and certificates of occupancy
- Experience in Multi-family housing, project scheduling, budgeting, due diligence walks, MS Office Suite and/or Google Suite apps, subcontractor/contractor/personnel management.

- Achieve a high level of execution on projects that meet time, budget, and quality standards for our brands.
- Responsible for the management and direction of the General Contractor and other Contractors as required for a successful completion of all projects assigned.
- Prepare conceptual estimate(s), complete plan reviews, and complete the bidding process for assigned projects.
- Ensure plans meet prototype requirements and are cost-effective meeting our brand values.
- Provide overall support to the construction & development efforts, including travel to several project site locations, punching buildings, and collaboration with our operation team.
- Work with a variety of internal and external sources and clients to ensure that projects are completed according to plans.
- Negotiate construction contracts & change orders with review by legal and your leader.
- Review and approve Pay Applications, Invoices, etc.
- Interface with the Design Consultants during the permitting and Construction Administration Phase.
- Interface with all Governmental Authorities, Municipalities, etc. as required.
- Ensure in-person pre-job meetings are held prior to the start of any project. Pre-job meeting should include the contractor, portfolio leader and on-site property manager and service manager
- Provide supervisor and business leader a complete document package when seeking approval to move forward with bid packages and proposal recommendations.
- Package should include but not necessarily be limited to, applicable drawings, scopes, budgeted amount vs contract amount, any engineering reports, location of applicable photographs, three bids secured, materials and fixtures to be used, recommendation and contract approval sheet.
- Negotiate with contractors/vendors to obtain the best available pricing for the work within the schedule. Ensure that bid documents and review contracts encompass the complete scope coverage.
- Help analyze and communicate risk, schedule, timing concerns, customer facing concerns, results and developments that could have an impact on corporate objectives, sales, leasing and occupancy expectations.
- Attend all mandatory company meetings either in person or via Zoom.
- Daily utilization of company performance tracking and goal setting tools (e.g., Elite Tools, ROCKS, WIGS, etc.)
