Position Summary: The Architectural Quality Control Manager will develop and maintain design standards and product specifications, coordinate outside architects and consultants, and provide a quality review of third-party and internal architectural plans.

Responsibilities:

  • Create/update Dominium design/materials standards
  • Keep design history of issues between different projects (ie. Distance to elevators, number of elevators, sf of swimming pools)
  • Research new product ideas for use on Dominium projects
  • Lead the Prototype Plan creation process with outside and internal Architects
  • Own special projects to research new standards as requested
  • Assist in managing relationships with Vendors
  • Hold bi-weekly standards review meetings with lead architectural firms and any outside consultants, such as Civil
  • Coordinate special design input to projects (ie. Trash consultant, AV supplier, exercise equipment)
  • Push interior finish design/selections
  • Lead annual Architecture Conference with all consulting architecture firms.
  • Ensure internal approvals on designs are received
  • Plan/Spec reviews
  • Basic structural review to make sure required columns and beams are in design
  • Ensure Dominium standards are included in design (materials and details)
  • Hold bid documents review meeting “page flip” with architects
  • Hold construction document review meetings “page flip” with architect and contractors

Qualifications:

  • A bachelor’s degree in architecture, construction management, engineering, or
    related field
  • At least 10 years’ experience in multi-family housing design, construction
    administration, or design project management
  • Knowledge of Procore project management software
  • Proficient at Bluebeam and other PDF editing software
  • Proficient on Microsoft based software applications - Outlook, Excel, Word
  • Ability to negotiate skillfully in tough situations with both internal and external
    groups
  • Committed to meeting the needs of internal and external stakeholders, establishing rapport, and building effective relationships with all Dominium departments
  • Can be counted on to exceed schedule and budget successfully, pushes self and others for results, and bottom-line oriented
  • Understanding of construction management processes, building codes, safety regulations, and trades
  • Ability to create an environment that encourages people to do their best and is able to motivate direct reports, subcontractors, vendors, and others necessary to accomplish the project
  • Ensure all parties know where they stand, step up to problems with persons/situations, and is not afraid to take action when necessary
  • Negotiate skillfully in difficult situations, settles differences with minimal objection, and win concessions without damaging the relationship
  • Focus efforts and time on what’s most important by identifying the
    critical few priorities, plan for and adjust to problems and roadblocks, and create
    the focus for self and others
  • Is calm under pressure and has a calming influence in a crisis, and does
    not become defensive or irritable when times are difficult
  • Maintain a professional image at all times
  • Train and develop staff for future growth and retention
  • Communicate effectively to professionals, vendors, contractors, and
    peers
  • Write professional effective correspondence to colleagues
  • Ability to analyze budget expenditures, prepare spreadsheets, and estimate
    costs of projects and purchases
  • Knowledge of Microsoft based software applications-Outlook, Excel, Word
  • Ability to negotiate skillfully in tough situations with both internal and external
    groups

Supervisory Responsibilities:

  • Supervise Architectural Quality Control positions and other staff as assigned
  • Participate in the hiring and training of new staff
  • Write annual performance reviews, provide input on annual increases and bonus’
  • Assign work duties to the Architectural Quality Control team
