Job Title: Head of Property Management
Location: Los Angeles, CA
Annual Salary: up to $120K
To be considered for this job, you MUST HAVE:
Experience overseeing management of a portfolio of at least 1,000 units, ideally scattered-site (in other words, without resident managers).
Please do not send a resume if you do not have the required skills and experience!!
Compensation / other details:
- Performance bonuses
- Opportunity to eventually earn ownership in buildings purchased by the company
- Health benefits
- Paid time off
- Hybrid in-office / remote, with plenty of driving to properties (so need a valid driver’s license and car)
- Our client, a 10-year-old, growing Los Angeles real estate development & property management firm seeks Head of Property Management.
- We’re very different from other property management companies:
- We own about half the units we manage (in other words, we are our own largest client)
- Our 3rd party clients are generally professional real estate investors who own many buildings; you would not be babysitting mom & pop owners who want another bid on a $250 repair
- We are long-term thinkers… our collective goal is to do right by the tenants and the buildings
- With some exceptions, our properties are new or newly-renovated (with permits) and rents are at or around market
Our goal is to find the right person to pick up the baton and help us grow, in a steady and measured way (seriously - we went through hyper-growth for years, and it’s not good for anyone), from 1,000 to 2,000 and beyond.
This is *not* a tenant-facing role. In fact, if you find yourself talking to tenants, except in a true emergency, something has gone wrong. Instead, you will be responsible for leading and managing a team of seven in-house employees and many outside contractors.
Job duties and requirements:
- High integrity and good judgment are non-negotiable in this role (and in our company, as a whole).
- The right person for this role also has most or all of the following skills & experience:
- Good communication skills and lots of empathy (these are related!)
- Willingness to have difficult conversations
- Experience overseeing management of a portfolio of at least 1,000 units, ideally scattered-site (in other words, without resident managers)
- Interest in using technology to drive increased efficiencies in management - we’re very willing to spend money to improve our systems
- Comfort leading a partially-remote workforce, including overseas employees
- Deep familiarity with national, California and Los Angeles housing regulations, including the various rent stabilization schemes
