Duet, Building Manager

Job Title Duet, Building Manager Hours Required 40 Job Description and Hours Under the direction of the Directors, is responsible for the overall operation and maintenance activities of the Eastern Nebraska Services Agency/Region VI Building. ESSENTIAL JOB FUNCTIONS: Reports to work as scheduled on a regular and reliable basis. Work with sub-contractors including cleaning crew, plumbers, electricians, exterminators, lawn crews, snow removal and sprinkler systems. Monitor and oversee compliance with health, fire, and building codes. Schedule and attend inspections for fire marshals, elevators, and other systems as needed. Respond to daily calls from the executive directors or designees. Fix minor issues or schedule contractors and establish priorities in order to meet Agency needs based upon maintenance requests. Be available for emergency calls after hours and weekends. Troubleshoot problems and contact proper contractors or vendors with HVAC units, electrical, elevators, plumbing, building exterior, roofing, lighting, security systems, outdoor maintenance, waste removal, and other building operating units. Attend building committee meetings. Enforce policies and rules. Maintain operations with a high level of confidentiality. Manage the FOBS and/or Security Cards Assist with telephone system. OTHER JOB DUTIES: Other duties as assigned. EDUCATION, TRAINING AND EXPERIENCE: Must have a high school diploma or GED. Minimum two years of experience in general maintenance or foreman experience required. Must have basic knowledge of building management. Must have good computer skills, including e-mail communications, and operation of security systems programs. KNOWLEDGE. SKILLS AND ABILITIES: Ability to pass a criminal background and Adult Protective/Child Protective Services check. Must be able to learn operation of a Siemens Security Alarm System, Siemans Security Swipe and Reader Systems, Gentec Computer application to program swipe cards and key fobs, programing door access rules, and door schedules. Must be able to operate Trane SC Tracer Computer Systems that allow the user to regulate and adjust the HVAC system using the computer. Knowledge of health, fire and building codes. s. Knowledge of maintenance problems. Knowledge of preventative maintenance systems. Knowledge of contracts pertaining to subcontract work. Ability to communicate clearly and concisely, both orally and in writing. Ability to maintain neat and accurate records. Ability to utilize tools and equipment when necessary to perform maintenance activities. Ability to be a member of the Safety Committee. Must possess and maintain a current, valid driver's license, pass a driving record check and may, depending on Agency needs, be required to have available an automobile with required State insurance coverage. PHYSICAL DEMANDS AND WORKING CONDITIONS: l. Must be able to lift at least 70 pounds. Must be able to bend, stoop, kneel, squat, walk, sit, stand, climb, push, carry, and grasp.
