Maintenance Supervisor

We are looking for a Maintenance Supervisor to join our team!Ths position is located at our Neurobehavioral Residential/Educational Treatment Program at Zachary Road in Manchester. The program serves individuals aged from 5 to 21 with developmental disorders, nonverbal learning disabilities, traumatic brain injuries and other neurological disorders. The successful candidate will plan projects, supervise and assist maintenance and/or subcontractor personnel to ensure accurate project completion and manage the maintenance budget. Additional responsibilities are listed below: Develop work schedules and job assignments for maintenance staff at Easterseals satellite locations, as applicable. Supervise projects, supervise and assist maintenance staff with project completion. Monitor subcontractors to ensure work is completed properly. Record, maintain, and monitor all required inspections at Easterseals satellite locations. Assist reporting supervisor with employee annual reviews and performance evaluations, as applicable. Process purchase requisitions, and monitor against budget expectations. Maintain Easterseals facilities as assigned, in a safe, functional, and habitable condition. Maintain all mechanical, electrical, and plumbing systems, making repairs when necessary. Call reporting supervisor when outside contractor or other types of assistance are required. Be available and on-call seven days/week, 24 hours/day for emergencies and for snow removal at Easterseals properties. Be a registered agent for Easterseals fire panels. Conduct and document monthly fire drills. Perform rough and finish carpentry including framing, hanging sheetrock and finishing walls, hanging doors, installing locks, repairing windows, and building and installing shelves, cabinets, etc. Perform electrical repairs including replacing and installing switches, plugs, new light fixtures, exhaust fans, etc. Perform plumbing repairs including unstopping drains, sweating new copper lines, installing faucets, disposals, dishwashers, etc. Paint interior and exterior of buildings in professional manner. Maintain grounds of Easterseals properties including shrubs, trees, lawns, mulch beds, parking lots, sidewalks, gutters, catch basins etc. Interact with staff and clients in a cordial and professional manner.  Assist in keeping Easterseals clients and staff in a safe and secure environment. Assist in office moves; meeting setups and breakdowns; and assist with special events including setup, breakdown and cleanup.   Qualifications:  High school education or GED preferred Two years of experience in a health or welfare agency Two years of experience in the building/construction trade as a carpenter Knowledge of building maintenance including patching and painting, electrical and plumbing. HVAC knowledge a plus At least one year of direct supervision experience Excellent communication and problem solving skills Eligible for Defensive Driving, SOLVE or MANDT training Valid driver’s license and reliable transportation   Hours: This position is full-time, 40 hours a week and includes on call rotation.      Compensation: Beginning at $22/hour, depending on experience.
