Description
The Facility Maintenance position will maintain efficient and smooth day-to-day operations of the physical
jobsite, including the exterior grounds, building, apartment units, office suites, and equipment.
Key Qualifications, Job Duties and Responsibilities
1. Qualifications:
Ability to be on-call for emergencies, including after hours and on weekends.
Must have strongly developed intuition; must be able to analyze problems and find solutions.
Must be flexible and able to shift priorities if needed.
Must be able to lift approximately 50 pounds.
Must have strong communication and people management skills to deal effectively with a wide
variety of individuals and personalities (team members, tenants, residents, vendors, etc.).
Must always maintain professionalism and respect while dealing with upset and angry residents
and tenants.
Must understand customers’ needs and respond to them, connecting them with the right solution.
Must be very organized, with a strong attention to detail; must stay on top of paperwork and
online portal updates.
2. Duties and Responsibilities:
Inspect the exterior and common areas inside the building to monitor the appearance,
cleanliness, maintenance, attractiveness, and safety of the property.
Ensures assigned equipment is in proper working order and available for use.
Maintains physical space, ensuring a safe, clean, and functional environment.
Receives, manages, and processes work order requests. Work orders should be completed on a
timely basis with all problems, delays, issues reported and documented. If a work order request
requires work beyond technical expertise or qualifications, contact Supervisor for plan of
execution.
Acts as liaison between property manager and any outside contractors needed to resolve
specialized problems.
Supervise contractors working at the site.
Communicate openly with other team members and more specifically with regards to work
priorities and the state of projects.
Perform occasional cleaning duties in common areas as situations arise ahead of scheduled third
party services.
Prepare/turn over vacant units for occupancy according to schedule, patching and painting when
required.
Perform routine inspection of the building and grounds each morning.
Conduct quarterly unit inspections.
Provide service and maintenance for all common amenities.
Assists in drafting and takes initiative to implement preventive maintenance schedule for building and equipment.
Inspects vacant units (residential and commercial), completes checklists, and routinely performs
the following duties in order to restore unit to “make-ready” status:
o Check all lights and replace as necessary.
o Repair or replace windows, latches, screens, hinges, doors, shelves, baseboards,
mirrors, towel rods, etc.
o Checks all appliances for working order.
o Check faucets, drains, and other plumbing items.
o Perform drywall repair and painting when necessary.
o Change filters.
o Operate floor cleaning equipment when necessary and applicable.
o Ensures safety standards are followed throughout facility.
o Maintains inventory of supplies.
o Performs other related duties as assigned.
3. Required Skills and Abilities:
Excellent verbal and written communication skills.
Proven track record for hands-on apartment maintenance skills.
Proficient in Google Workspace, Appfolio, and related software necessary to create and maintain
reports and logs.
Excellent organizational skills and attention to detail.
Must be self-motivated and have the ability to perform well in a fast-paced environment and
successfully adapt to changing priorities and work demand.
Able to think logically in order to troubleshoot and analyze situations and issues.
Must possess basic knowledge of construction principles.
Must have basic technical knowledge to perform routine maintenance and/or repair on
mechanical and electrical equipment as to not void any manufacturer and/or installer warranties.
4. Physical Requirements:
Prolonged periods standing and walking throughout facilities.
Must be able to lift, push and pull up to 50 pounds at times.
Must be able to bend, lift, stretch, climb, and crawl to maintain equipment and buildings.
Must be able to perform work in a variety of weather conditions.
5. Education and Experience:
At least two years of related experience required.
Relevant certifications are preferred.
Provide own hand tools.
Able to operate all necessary tools and equipment to perform the essential functions of the
position.
Working knowledge of OSHA standards and other environmental and safety standards.
Job Type: Full-time
Pay: $18.00 - $20.00 per hour
