PRIMARY FUNCTIONS

The primary objective of the Secondary Markets Specialist is to manage the flow of loans through the lock desk from application to funding while helping loan officers determine best pricing scenarios for their customers. This person will also handle all MERS functions, Support FHA Insuring, and prepare final delivery items on Ginnie Mae, Freddie Mac and Fannie Mae.


Duties

Principal duties will include, but not be limited to:


Manages Daily Locks in Optimal Blue

  • Receives and analyzes lock requests from Mortgage Specialists
  • Determines allocation of lock to mandatory or best efforts and locks as necessary on the investor website
  • Keeps rate lock information updated in our origination software and pricing engine
  • Helps loan officers determine pricing when programs change or terms need altered

Manages Mortgage Electronic Register System (MERS)

  • Enters/completes MERS registrations, transfers including to DMI for serviced loans
  • Reviews MERS reports and confirms yearly reporting is completed
  • Performs monthly MERS Reconciliations in MinTrak
  • Reconciles all data for loans transferred to our subservicer
  • Uploads files
  • Investigates any discrepancies monthly

Performs FHA Insuring and Servicing/Holder Transfers


Manages Ginnie Mae –Final Certifications

  • Files GNMA final docs in pool folders
  • Delivers GNMA final docs to BNY for final certification
  • Make sure each security is final certified within 12 months

Performs FNMA/FHLMC-Servicing Released File Transfer process

Serves as Backup for Fannie Mae and Freddie Mac Delivery


Additional duties and responsibilities, including but not limited to:

  • Attending and participating in all Company meetings as required.
  • Adhering to all Federal and State regulations.
  • Supporting the Company’s strong relationship of “raving fan service” culture through on-going customer contact, quality customer service, and superior product knowledge.
  • Following proper code of ethics as outlined by Equity Resources, Inc.
  • Other duties as assigned, which could be a significant portion of this position

Requirements

Education and Experience

  • High School Diploma or GED; prefer college coursework or Degree in business or related field.
  • 6 months to one years’ experience in a position working directly with various loan programs (purchase, refinance) and loan types (conventional, FHA, etc).
  • Working knowledge of loan terminology and all mortgage products is required.
  • Must possess excellent mathematical skills, including calculation with decimals.
  • Ability to see cause and effect of how different loan factors affect interest rates.
  • Demonstrated proficiency with computer systems and software programs including Microsoft Word, Excel, and Outlook required; experience with electronic mortgage processing systems such as Encompass preferred.
