Job Title: Preconstruction Manager

Summary:
The Preconstruction Manager is responsible for all preconstruction activities which include budgeting, estimating, bidding, due diligence, and design coordination.
Supervisory Responsibilities: None
Essential Duties and Responsibilities:
- Prepare conceptual cost models and budgets from project inception to final contract; perform quantitative analyses of construction documents and project program requirements.
- At project inception, create detailed building descriptions, outline specifications, schematic plans, and other documents as required to properly define the baseline budget, scope, and
- Assist clients with land due diligence which includes but is not limited to the following responsibilities:
- Confirming location of existing franchise utility services for extensions of services to the site/building when
- Coordinating visual site inspections, geotechnical investigations, and environmental investigations.
- Coordinate budgeting and reviews/approvals regarding site access, road improvements, traffic analysis, and other requirements related to roads/access.
- Budgeting and cost approvals for all the

- Serve as the team leader on design build and design-assist projects and directly accountable for the following:
- Meeting key milestones so there are no
- Ensure documents meet project, client, and governing
- Design is cost effective and efficient while still meeting client
- Ensuring project design stays within budget when possible. Notify owner immediately when required/requested changes effect scope and/or cost. Document and track such changes and their associated costs separately.
- Ensure design documents are coordinated amongst
- Incorporate FA Peinado preferred details into the design whenever possible and ensure cost for same, if any, is included in the original
- Procurement of long lead materials.
- Provide direction and oversight of project coordination, logistics, staffing, and procurement of resources. Coordinate the preparation of cost models, milestone estimates, and GMP packages to ensure compliance with contract, scope, and budget requirements.
- Provide consultative guidance on constructability, schedule, quality, phasing, and staffing.
- Build and facilitate collaborative team processes among project
- Establish and maintain professional working relationships with owners, architects, engineers, and Network within the market to learn client business models and establish credibility.

Required Skills / Abilities:
- Developed written, oral, and listening skills to effectively communicate with diverse
- Proficient in Microsoft Office Suite or related software.
- Knowledge of code, permitting, and municipality
- Experience in driving accountability for financial and operational effectiveness, integrating and aligning efforts within teams, monitoring results, and tackling problems directly.
- Ability to efficiently manage multiple projects and priorities simultaneously under time
- Ability to work in a team environment as an active participant in driving growth and change; demonstrated effectiveness in driving Preconstruction operations and executing
- Experience cultivating an active network or relationships, driving collaboration and alignment, relating well to colleagues, and connecting with individuals at all levels.
- Performs other related duties as assigned.
Education and Experience:
- Bachelor’s degree in Construction Management, Engineering, or related field is required
- 5 – 10 years of experience in pre-construction, estimating, or related field with projects greater than $3
- Experience working in the Industrial, Office, Manufacturing, and/or Data Centers markets with an emphasis on tilt-wall construction and a thorough knowledge of different building systems with the ability to advise clients on the appropriate systems and procure the appropriate subject matter experts when necessary to do the same.
Physical Requirements:
- Ability to travel to project work
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift to 15 pounds at a time.
- A Valid driver’s license is required.
