What are the responsibilities and job description for the Regional Facilities Manager - Birmingham Alabama and Atlanta position at Family Dollar?

 

The Regional Facilities Manager will be responsible for the capital infrastructure for a portfolio of properties and be accountable for capital planning and contract administration, warranties, preventative maintenance procedures, utility and environmental management, and quarterly apartment and safety inspections.

Essential Functions and Responsibilities

  • Must be able manage and report on multiple projects in your region at the same time to include Capital expenditures, minor renovations and unit turns as needed.
  • Capital planning for a portfolio of apartment developments – amounts developed will be used in annual operating budgets.
  • Understand and provide regular REAC assessment of the properties.
  • Implement preventative maintenance services to ensure all equipment is well-maintained either by qualified maintenance staff or service vendors and manage these vendors/contracts to provide quality service that is competitively priced.
  • Inspect and review maintenance shop organization, material procurement, and processes to ensure efficient operation. Serve as a mentor / technical advisor/ trainer of the Maintenance team.
  • Work on increasing energy efficiency programs including but not limited to water consumption, renewable resources, Energy Star appliances, and fixtures, LED lighting replacement, etc.
  • Managing contracts/vendors for repairs, mechanical or structural for interior and building envelope components beyond the technical ability of the site staff members.
  • Complete site visits to include assisting colleagues with quarterly apartment inspections.
  • Interviewing, mentoring, and being a resource to maintenance staff members throughout the portfolio, i.e., serving as a trainer, expert advisor, and mentor to staff.
  • Manage special situations, e.g., system failures, storm damage management, utility interruptions, and situation management.
  • Interface and communicate professionally with a broad audience of housing partners, company leadership, field operations staff, regulators, investors, lenders, and community officials, e.g., code enforcement, insurance adjustors, and inspectors from regulators/cities.
  • Assist the Risk Management team with insurance claims/incidents and the related reporting and administrative procedures involving adjusters and create contracts for repairs that meet insurance company / Millennia standards.
  • Serve as the champion of safety for the assigned properties; inspect, correct, train staff and residents, and promote a safety culture.
  • Be accessible to colleagues on a 24-hour basis daily should emergencies arise.
  • Other duties as assigned.

Required Education and Experience

  • A college or university degree is highly preferred, or relevant industry training, credentials, and certifications document technical expertise.
  • Related experience consisting of 10 years, more experience preferred.
  • Residential experience is required, preferably affordable and conventional multifamily.
  • Must be willing and able to travel for extended periods, and at times with short notice  
  • Excellent communication skills are critical, including verbal and written.
  • Good working knowledge of Outlook, Word, Excel, and Real Page Mobile Facilities.

  • Strong collaboration skills – works well across functional areas—excellent relationship-building skills; able to collaborate with various levels of the organization. 
  • Possess the ability to assess situations, examine the technical aspects of solutions, recommend solutions, followed by successful project completions.

 Expected Hours of Work & Travel

  • Days and hours of work are generally Monday through Friday and, at times, weekends as applicable.
  • Travel up to 90% on an annual basis to include overnight travel.
