Position Responsibilities
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Maintain the property to ensure good and safe working conditions.
- Perform daily maintenance of property grounds.
- Routinely inspect common areas to ensure they are maintained in a cleanly manner and in an aesthetically appealing condition.
- Diagnose and solve maintenance issues around the exterior and common areas ranging from plumbing, electrical, general carpentry, HVAC, and appliances.
- Must be available and willing to answer 24-hour maintenance emergency calls.
- Respond to emergency maintenance requests as required.
- Must have the ability to respond to and appropriately address all emergency situations promptly.
- Perform casual labor, such as lifting/moving heavy items as directed by Warehouse Manager /Facility Manager following appropriate safety procedures.
- Routinely inspect building mechanical systems/ equipment to ensure proper performance and maintenance.
- Monitor and adjust controls that regulate building systems, such as air conditioning, boilers, etc. when directed.
- Report to Facility Manager all problems, including items that may not be in the list of responsibilities.
- Maintain assigned equipment in good working condition.
- Observe all state, federal, and company safety standards/precautions while performing the task to maintain a safe work environment.
- Paint warehouse, touch up paint, and/or patch holes.
- Properly utilize new equipment and follow safety procedures before using this equipment.
- Assist in maintaining records of scheduled maintenance procedures.
- Perform any additional projects, tasks, and duties as assigned by the Warehouse Manager and/or the Facility Manager.
- Operate a forklift as needed for maintenance purposes.
- Maintain working relationship with fellow staff members.
- Responsible for courteous, efficient response at all times.
- Responsible for thorough knowledge of company policies.
Grounds and Landscaping
- Responsible for meticulous upkeep of grounds, amenities, building exteriors, and parking lots.
- Care for trees, shrubs, and flowers by watering, pruning, fertilizing, mulching, and controlling weeds.
- Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash or litter from warehouse, office areas, administrative trailer, facility perimeter, etc. on a daily basis.
- Report any extensive maintenance concerns for repairs to the Facility Manager.
- Assist Warehouse Manager in diagnosing and solving maintenance issues in the warehouse, exterior and common areas ranging from plumbing, electrical, general carpentry, appliances, HVAC.
Safety
- Operate tools and equipment according to prescribed safety procedures.
- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.
- Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.
- Help keep equipment, and tools in safe operating condition.
- Inspect and adjust tools and equipment for safety and efficiency and perform preventive maintenance as needed.
- The Supervisor or his/her designee may assign other duties and accountabilities limited to those consistent with the applicable job function and pay grade.
- Responsible for maintaining the required clothing attire and safety vest in a clean and sanitary manner and ensuring a professional appearance and attitude at all times.

EDUCATION/TECHNICAL REQUIREMENTS:
High school diploma or general education degree (GED); and two (2) years related experience in maintenance/grounds keeping or related field; or equivalent combination of education and experience is a plus. Must have and maintain a valid driver's license and a clean driving record
LANGUAGE SKILLS:
Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences and able to communicate in English.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. People skills, ability to interact and communicate with tenants, and maintenance personnel
PHYSICAL DEMANDS:

Specific vision abilities required by this job include close vision, distance vision and color vision.
EQUIPMENT USED:
Forklift, tractor and mower, riding and power mower, gas-powered weed trimmer, blower, edger, sprayer, striping machine, garden and hand tools, posthole auger, and aerator. Light truck or van.
