What are the responsibilities and job description for the Groundskeeper position at FCI Residential?
FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
POSITION OVERVIEW
Responsible for the overall cleanliness of building exteriors and the curb appeal of the community by maintaining the highest levels of superb presentation. This includes the amenities, leasing office, model, breezeways and common areas.
ESSENTIAL WORK EXPERIENCES
- At least a year related experience (residential maintenance cleaning) or training preferred
ESSENTIAL EDUCATION REQUIREMENTS
- High School diploma or general education degree (GED) preferred, not required
- English preferred (bi-lingual a plus)
DETAILED ROLES & RESPONSIBILITIES
- Responsible for cleanliness of all building exteriors and hallways including light fixtures, mailbox area, fire equipment, entry doors stairs and railings, all debris throughout community including buildings, amenities and entrance etc.
- Responsible to maintain compactor and trash chute area clean and free of debris on a daily basis
- Change light bulbs when necessary
- Maintain pool areas
- Check emergency equipment on a daily basis and replace batteries if needed
- Clean the office, clubroom, amenities, restrooms, and maintain models on a daily basis
- Inform management of supply needs on a regular basis
- Learn and comply with all safety rules and must be willing to report safety violations to appropriate management personnel
- May include cross-training in other functions or areas to ensure satisfactory operation of work area
- Perform other duties outlined by the Maintenance Supervisor, Community Manager, or Assistant Manager
- Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies
- Responsible for maintaining the required property uniform and ensuring a professional appearance and attitude at all times
- Responsible for knowledge of management company and community policies and procedures
- Responsible for the care and maintenance of all equipment and supplies owned by the community and or management company.
- Interact with co-workers, supervisors, residents, guest and the public in a professional and pleasant manner
- Must be able to work in a fast paced and customer service oriented environment
- Perform duties under pressure and meet deadlines in a timely manner
- Works professionally as part of a team as well as completing assignments independently
- Assist maintenance with observing and problem solving throughout community
Physical Requirements & Equipment Capabilities
- Capable of operating mops, brooms, vacuum cleaner, window squeegee, scrubber, step stool, small ladder, screwdriver and other miscellaneous hand tools
- Constant need to be on feet (66% - 100% of the time)
- Constant need to perform the following physical activities (66% - 100% of the time) Bend, stoop or squat, climb stairs, push, pull, reach above shoulders, grasp, grip, turning, finger dexterity and move light furniture or appliances.
- Lifting and carrying 50 – 75 lbs. (Less than 1% of the time) 25-49 lbs. (1% - 33% of the time) and 1 – 24 lbs. (66% - 100% of the time)
- Outdoors (66% - 100% of the time) Indoors (1% - 33% of the time)
- Occasional exposure to cleaning chemicals, paint fumes, solvents, adhesives (1% - 33% of the time)
- Constant need to observe areas needing attention/correction
- Read cautionary labels
- Frequent need to receive instructions from management staff in verbal or written request
