Position Summary

The Project Superintendent also provides management oversight for all phases of his assigned construction project including coordinating workers, material, and equipment; ensuring that plans and specifications are being followed; work is proceeding on schedule and within budget; and all work is being conducted in a safe and professional manner. The Project Superintendent is an integral part of the team offering leadership and guidance to ensure projects are delivered on time and meet FCL standards.

Position Description

The following is a description of the general duties associated with the position. Management has a right to assign or reassign duties and responsibilities at any time; therefore, this job description is subject to change at any time.

Job Characteristic Responsibilities/Duties (essential Functions)

  • Direct day-to-day on-site supervision of field labor force including assistants, foremen, subcontractors and other construction related personnel on his assigned project.
  • Work alongside the Project Manager in the supervision and responsibility of the total construction effort in accordance with design, budget, safety, quality, and schedule.
  • Provide expertise and guidance (interpretation of drawings, recommendation of construction methods and equipment, etc.) as required.

Responsibilities

Relationship Building:

  • Builds productive relationships with team members by acting with the highest level of ethics integrity and professionalism.
  • Develops trust and confidence through support, open and frequent communication, and understanding of all team member’s expectations.
  • Defines and understands owners needs and expectations to ensure the success of the project.

Collaboration

  • Communicates with owners and architects about progress and any necessary modifications of plans, for their assigned project.
  • Works collaboratively and effectively with the Project Manger throughout the project.
  • Conducts onsite meetings with Architects, Engineers, Developer representatives, Tenant Construction Representatives, and City Officials, at designated project.
  • Provides Estimators and Project Managers with constructive feedback on subcontractor buy-out.

Cost Control

  • Develops a cost-effective plan and schedule for completion of project following a logical pattern to meet scheduled completion dates of designated project.
  • Tracks and maintains construction schedule to achieve completion of project within time and budget allocated.

Planning/Coordination

  • Develops a long-term plan and schedule to meet the contract completion date.
  • Develops short-term “look ahead" schedule and coordinates daily work of FCL team members and sub- contractors working on various phases of the project.
  • Reviews and understands all contract documents(plans, specifications, testing requirements, as-built requirements, close-out requirements, etc.)
  • Works with Project Manager in obtaining all requirements of the city to obtain final approval or certificate of occupancy prior to completion date.
  • Works with Project Manager to conduct pre-construction meetings.
  • Oversees/ conducts/ documents weekly coordination meetings with subcontractors as necessary.
  • Accurately and timely prepares daily reports and field documentation.

Leadership/ Supervision

  • Understands, follows, and promotes jobsite policies, company policies and procedures.
  • Delegates work and responsibility appropriately and keeps team members accountable for their work.
  • Assists and empowers team members to make decisions in a timely manner.

Quality Control

  • Sets performance expectations of all FCL team members and subcontractors. Will set the example for all others to follow in implementing FCL’s Quality Assurance program.
  • Regularly reviews contract documents (plans, specifications, shop drawings, manufactures instruction, etc.) with FCL team members and subcontractors and to ensure they are being followed on their project.
  • Regularly inspects work being performed on the project to ensure quality is being achieved on their project.
  • Maintains a current set of plans onsite which has all updated plans and RFI’s logged into the set.

Safety

  • Oversee safety regulations and procedures.
  • Corrects any safety violations, working in tandem with FCL Safety Staff.
  • Oversees and conducts weekly safety meetings with all subcontractors.
  • Ensures jobsite is kept clean, safe and secure at all times and is an example for others to follow.

Additional/ Activities/ Responsibilities/ Duties: (assigned project takes priority for all activities)

  • Aid Superintendents via phone that have questions relating to FCL policies, procedures and safety, directing them to the V.P. of Construction for follow-up.
  • Travel may be required based on project load.

Physical Demands/Environmental

  • Ability to lift, carry or otherwise move or position objects weighing up to 50 lbs.
  • Ability to meet driving standards.
  • Mobility on and around construction sites and inside the office.
  • Works in inclement weather/high noise level at times during site visits.
  • Work at a desk or computer screen with keyboard for extended periods of time.
  • Must be capability of working in a variety of physical positions which include, but are not limited to, sitting, standing, kneeling, squatting, walking and driving.
  • Frequently communicates with co-workers and outside parties regarding daily jobsite needs and expectations. Must be able to exchange accurate information.

Education/Experience/Licenses

  • Bachelor’s degree in Construction Management, Civil Engineering or related experience.
  • 2 plus years working in a Superintendent role.
  • OSHA 30 Hour (10-hour minimum)
  • CPR -First Aid
  • SWPPP Training
  • LEED Certification if applicable
  • Valid Driver’s license and acceptable driving record for Company Truck

Knowledge/Skills/Abilities

Extensive knowledge of Industrial construction, technical aspects, administration and project management of all phases of Industrial Design Build projects. Develops trust and confidence through support, open and frequent communication, and understanding of all team member’s expectations.
