ESSENTIAL FUNCTIONS - Listed below are some of the essential functions to carry out this job.

  • Underwrite residential first and second mortgage products and make independent credit decision based on lending authority for Mortgage Underwriter per Lending Matrix. Analyze loan documents for accuracy and completeness by working with Loan Originators and processing staff to secure all required documents needed to determine creditworthiness of all borrowers.
  • Approve or decline loans in accordance with First Citizens’, Investor and Secondary market guidelines.  Issue commitment, counter-offer or denial letter as it pertains to decision and communicates decision to appropriate individuals within 30 days of application.
  • Review appraisals to determine acceptability of collateral for portfolio loans and loans sold to investors.
  • Research, analyze, and communicate all changes and updates in secondary market guidelines and more complex programs such as MHP ONE, Mass Housing (app programs), 40B income restricted properties requirements & FHLB Equity Builder Assistance Program.
  • Perform credit analysis with or without the assistance of automated Underwriter system to determine borrower’s willingness and ability to repay.  Evaluate risk to ensure appropriate loan decisions.
  • Review and approve all commitment conditions and provide “all clear to close” to processing.
  • Present all potential denials and loans outside lending authority to Loan Review Committee.  Demonstrate various attempts at restructuring loan request in order to grant approval and responsible for notifying Loan Originators of loan decisions with an explanation of any modifications or reasons for denial.
  • Review Titles to verify the borrower has ownership on refinance transaction and that the seller has ownership for purchase transaction.  Verify chain of title meets investor guidelines.  Verify no unpaid liens or judgement, and that all listed liens are being paid off through the transaction.
  • Keep abreast of all underwriting guidelines and fair lending compliance policies and act as a resource to processing for structuring possibilities.
  • Ensure confidentiality within all areas of responsibility.
  • Cross sell and promote credit union products; including deposit and loan products, insurance offerings and business services.
  • Adherence with credit union policies that could be amended from time to time.
  • Follow all procedures pertaining to the Credit Union’s policies of BSA, USA Patriot Act, and OFAC.  Attend training's when available and to keep abreast of all information regarding changes and updates.  Report to Management any acts of disregard to these policies.
  • Successfully complete all company required and job specific training.
  • Perform additional duties as required.

Qualifications


QUALIFICATIONS, EDUCATION REQUIREMENTS AND PREFERRED SKILLS

  • High school diploma or equivalent.  Bachelor’s degree preferred.
  • Two to five years residential underwriting experience. 
  • Experience in working with Encompass a plus.
  • Strong analytical skills required to make reasonable risk-based judgement factoring in the safety and soundness of the Credit Union.  
  • Thorough understanding of credit and ability to review complex self-employed ownership structures.
  • Highly motivated with ability to work in a fast-paced, high volume environment.
  • Ability to prioritize, work extended hours and maintain production quality and service standards.
  • Excellent written and verbal communication skills
  • Ability to work with limited supervision.
  • Proficient with Microsoft Office including Excel, Word, and PowerPoint.
  • Must be organized, detail-oriented, and have solid time management skills.
  • Ability to work independently and in a team environment.
  • Bilingual (Spanish and/or Portuguese) a plus.

Physical Demands Efforts

This function requires moderate standing, walking and sitting. Will be sitting while performing computer data entry functions.  Position does not involve climbing or crawling but may on occasion kneel/squat. Requires lifting and moderate carrying of items up to 25 pounds such as a banker’s box. Ability to operate normal office equipment such as, telephone, copy machine, fax, scanner, and computer.

This position typically works in an office environment.  Noise is moderate and typical of conversations and office equipment.
