Duties and Responsibilities:
60%
Maintains buildings and grounds, which included repairs and janitorial cleaning services of buildings and grass cutting tasks.
Inspects buildings, grounds and equipment to determine need for various types of repairs or maintenance work.
Responsible for preventive maintenance of buildings and equipment.
Installs additional plumbing, electrical lines, fixtures, appliances, and performs carpentry work as needed including painting, dry wall repair and replacement of ceiling tiles.
Performs repairs on electrical, plumbing, diesel and gasoline engines, HVAC equipment, generators, air compressors, pneumatic controls, interior and exterior of building, sewer treatment plant, lift station, tractors, appliances, and grounds maintenance equipment.
Coordinates and performs preventative maintenance on HVAC equipment, grounds equipment, air exchange units, compressors, generators, sewer treatment plant, and lift stations.
Responsible for servicing and maintain all equipment is in good working condition and determine the need for repair.
Checks and cleans drainage system.
Inspects work in progress and upon completion for compliance with standards.
Makes estimates of cost of labor and materials and requisitions supplies and equipment.
Makes sketches of proposed changed to be made in renovation of buildings.
Provides supervision and broad direction for the maintenance and repair of all facility utilities.
Makes assignments of subordinates or crews providing a variety of maintenance construction or repair.
Supervises journeyman level carpentry, plumbing, electrical, plastering, painting and other maintenance work.
Supervises the servicing and repair of a variety of basic lawn mowers, refrigerators, stoves, hot water mechanical equipment.
Prepares time, work and maintenance reports.
Evaluates performance of employees and performs limited administrative functions, leave approval, time absentees, etc.

Maintains inventory of cleaning supplies, restroom supplies, etc. and prepares & submits purchase requisitions based on reorder levels.
Maintains equipment logs for all facility vehicles and prepares vehicle usage report.

Keeps records as required by supervisor. Requisitions supplies and equipment for jobs. Assist with the sequence of work and assigns tasks to subordinates. Works with and sets the pace for assigned subordinates. Provides guidance, oversees, inspects, and approves the work of personnel assigned to assist in accomplishment of maintenance tasks as directed.

Checks light fixtures for proper operation, repairs or replaces broken fixtures.
Cleans and maintains restrooms and restroom facilities in proper working condition.
Cleans and maintains administrative offices, faculty break areas, student break areas, and hallways.
Responsible for knowledge of proper operation and use of all equipment necessary for the upkeep of the buildings and grounds. (Lawnmowers and other lawn equipment, vacuum cleaners, carpet cleaners, small hand tools, etc.)
Responsible for securing and unlocking building in all aspects.
Responsible for knowledge of proper safety practices of chemicals used.
Operates forklift.
Performs other duties or assignments as directed by management.
Minimum Qualifications:
Four years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.
Substitutions:
College credit, which includes, six semester hours per year in construction management, construction technology, or engineering, or any combination of these courses will substitute for a maximum of two years of the required experience on the basis of thirty semester hours for one year of experience.
Completion of a two-year vocational technical program in general building construction, construction technology, or engineering will substitute for two years of required experience.
Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building and grounds work will substitute for a maximum of two years of the required experience. Training will be credited in six-month increments.
NOTES:
Qualifying mechanical trades include Mobile Equipment Maintenance Mechanic, Trades Apprentice doing mechanic work, Machinist, Mobile Equipment Master Mechanic, and Mobile Equipment Overhaul Mechanic. Experience as construction superintendent, project manager or project leader in construction involving no hands on trade experience will not be considered qualifying.
NOTE:
Any college hours or degree must be from an accredited college or university.
ADA Guidelines:
Must be able to read and follow written instructions and assembly instructions.
Must be able to lift up to 50lbs; i.e. moving file cabinets or desks and up to 50 lbs i.e. moving cases of copy machine paper or computers on a routine basis.
Must be able to bend over and squat on a routine basis; i.e. picking up paper or painting baseboards.
Must be able to stand and be on feet for long periods of time.
Must be able to climb and work off of ladders and scaffolds.
Must have valid Louisiana driver’s license and clean driving record.
Must be available to work various shift schedules.
Required Experience: Four years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.
Passing pre-employment criminal background screen is required as a condition of employment.
