This is a San Jose office-based position and intermittent travel to the Sacramento and Reno offices to support those teams is required.

Responsibilities
- Functionally perform the role of a Project Executive on multiple projects during the design phase and will be the point person leading the effort in the eyes of the client and design partner
- Manage entire preconstruction process to ensure a design which meets the clients functional, cost, and schedule requirements without engaging in significant redesign.
- Working through the Divisional Director of Preconstruction, the Preconstruction Executive ensures that all necessary resources, both field and office based, are efficiently utilized for all: estimates, value engineering sessions, constructability and coordination reviews, schedules, project buyout, early procurement, permitting, and planning requirements to ensure a seamless transition into the construction phase.
- This level of full-service involvement will typically be focused on at risk projects between General Contracting, CM at-risk, and Design-Build however there may be involvement in Project and/or Construction Management projects in a reduced capacity depending on project needs.
- Assemble the estimate including general conditions, special conditions, insurance and bonds.
- Prepare and analyze cost models during the Design Development and/or bidding period.
- Assure that the estimates, including general conditions, are accurate, complete and reflect the actual requirements of the project. This includes assuring that there are an adequate number of qualified and financially sound subcontractor proposals received and evaluated.
- Plan and lead the preconstruction strategy meeting on the approach to the project or estimate.
- Assure that potential risk factors have been evaluated and reviewed with senior management (i.e. Peer Review, if required, contract bond authorization, contract review, insurance review, etc.) maintaining subcontractor evaluations.
- Coordinate the assembly of the preconstruction material for presentation purposes to the Owner (i.e. Design Development estimates or Guaranteed Maximum Price (GMP) booklets, etc.).
- Manage a variety of delivery methods (CMAR, D/B, IPD), as well as possess the business acumen to understand contractual instruments of service and the ability to commercially optimize these projects and help mitigate risk in accordance with each delivery method.
- Manage staff recoveries and lead teams; be a true people manager from developing career paths for individuals to helping build and grow the department locally.
- Take an active role in the Career Development Plan (CDP) process for employees to develop and mentor emerging leaders within the department towards a successful career with the company.
- Establish and maintain strong, deep, and meaningful trade contractor relationships which can be leveraged to help build presence in the market as well as for engagement during the estimating and preconstruction process.
- Keep current on changes and trends in methods of construction and materials, construction costs, wage rates, fringes and working rules.
- Compliment the Business Development team in an effort to solicit new clients through ability to help client meet budgetary expectations.
- Initiate and maintain liaison with client and A/E contacts to facilitate successful preconstruction process. This includes attending client-initiated meetings and ceremonial events.
- Possess the ability to mentor and manage succession within the preconstruction department.
Qualifications
EXPERIENCE/EDUCATION
- Bachelor’s or Master's degree preferred
- 10 years of Preconstruction experience in a similar capacity in Northern California
- Or equivalent combination of education and experience
KNOWLEDGE, SKILLS & ABILITIES
- In depth knowledge of design and construction practices and materials
- Exceptional verbal, written, and stand up communication skills
- Working knowledge of estimating, purchasing, and scheduling
- Highly refined interpersonal and leadership skills
- Strong planning and risk management skills
- Background and experience with healthcare, life sciences, biotech, pharmaceutical, and higher education work will be a requirement of this position
- Deep understanding of the Bay area, Sacramento, and Northern Nevada market.
Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data. For California, this ranges from $189,800 to $270,000 plus benefits and retirement program.
