Director of Estimating or Preconstruction main responsibilities:
Manages both individual and group efforts to provide accurate (from conceptual through final stages) design/build budgeting and promote continued improvement and development of Preconstruction Department personnel to provide superior client satisfaction and to ultimately meet organization's mission and goals.
DIRECTOR OF ESTIMATING/PRECONSTRUCTION ESSENTIAL DUTIES AND RESPONSIBILITIES
- Promotes and encourages individual and group professional development in an effort to maximize efficiency and effusiveness.
- Supervise preconstruction managers in the development of construction cost estimates and assist in the planning and coordination of preconstruction department project assignments.
- Preparation of design/build cost estimates from conceptual through final contract amount, including direction and coordination of project team consisting of Owner, Developer, Design Professionals, Subcontractors, Preconstruction Managers, and Project Manager; coordination of design development and cost control.
- Preparation of initial preliminary ballpark estimates based upon conceptual designs.
- Development, preparation, and presentation of proposals to prospective Clients.
- Negotiation and preparation of subcontracts.
- Perform additional business and administrative duties as may be assigned by the Vice President of Preconstruction.
- Promotes organization in the business community and develops / maintains Client contacts.
- Proactively involved in selected professional organizations (i.e., NAIOP, etc.).
DIRECTOR OF ESTIMATING/PRECONSTRUCTION SUPERVISORY RESPONSIBILITIES:
- Manages eleven (11) non-supervisory employees, nine (9) of which are professionals and two (2) are support personnel.
- Has work leadership responsibility, such as allocation of tasks, training and guidance, work review; performs work of similar nature to those lead.
- Carries out supervisory responsibilities in accordance with organization's policies, applicable laws and with the guidance of the VP PCM.
- Other positions that report to this position's supervisor is Preconstruction Assistant, Executive Assistant, Preconstruction Manager I, Preconstruction Manager Il, Preconstruction Manager Ill and Chief Preconstruction Manager.
- Responsibilities include interviewing; training of employees; planning, assigning, and directing work; as well as development of personnel within the Preconstruction Department.
DIRECTOR OF ESTIMATING/PRECONSTRUCTION QUALIFICATION REQUIREMENTS:

DIRECTOR OF ESTIMATING/PRECONSTRUCTION EDUCATION and/or EXPERIENCE:
- Four-year Construction related degree; or four to seven years related experience and/or training; or equivalent combination of education and experience.
- A minimum of five (5) years "design / build" construction conceptual cost estimating related experience working with a developer required.
- Minimum of one (1) year experience managing / developing others preferred.
- Ability to read, analyze, and interpret complex documents. Ability to make effective and persuasive presentations to other departments and/or clients.
- Clear understanding of fundamentals of algebra and ability to apply mathematical concepts to project and operational financial analyses.
- Ability to apply principles of logical thinking to common, practical problems,
- Position requires creative interpretation and/or evaluation of innovative activities or information involving new or improved application, including, their long-term impact.
- Requires the ability to make occasional significant decisions within the standards of the position. Is generally guided by established policy and procedures and only unusual questions or problems are referred to superior.
- Independent action is required, involving extensive diversification and complexity of activities and functions, often involving all functions of the company. It includes broad influence and need for integration and coordination, often across the entire organization.
DIRECTOR OF ESTIMATING/PRECONSTRUCTION OTHER SKILLS and ABILITIES:
- General computer skills including spreadsheet analysis, word processing, database estimating, E Mail, digitizers, and scheduling.
Job Type: Full-time
Pay: $120,000.00 - $150,000.00 per year
