What are the responsibilities and job description for the Maintenance Tech position at Global Integrity Realty Corporation?
To be responsible, under the supervision and direction of the Community Manager, for the overall maintenance of the physical property by maintaining an attractive, safe, and pleasing environment for residents and performing routine maintenance in the common areas of the property.
Essential Functions:
- Report to the Community Manager each morning to communicate the daily needs of the property and receive daily assignments
- Routinely walks the property and reports any observed problems in units or on the property including roof and lighting problems.
- Ensures all safety precautions are followed while performing work.
- Painting of all common areas and touch up may be required. Responsible to inspect areas that need paint and advising the manager.
- Completes daily work orders as scheduled.
- Properly performs casual labor, such as lifting/moving heavy items and following appropriate safety procedures.
- Performs minor maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs through daily scheduled work orders as long as a permit is not required to conduct the job.
- Follows safety procedures and maintains a safe work environment.
- Must be able to properly utilize new equipment and follow safety procedures prior to using this equipment.

- Perform routine cleaning tasks based on a schedule created by the Community Manager, if applicable.
- Responsible for 24-hour emergency maintenance service as scheduled.
- Performs other duties as assigned
Qualifications
- High school diploma or equivalency preferred. Technical background from university or vocational sources is a plus.
- Must be competent in basic plumbing, carpentry, electrical, and HVAC.
- Be able to communicate well and often through email, phone, and our online platform
- Minimum 1- 3 years of experience in general grounds or building maintenance.
- General knowledge of electrical, plumbing, mechanical, and carpentry trades.
- Must be able to operate tools and equipment related to facility maintenance.
Physical Requirements:
- Ability to lift up to 50 lbs. following appropriate safety procedures
- Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks
