Golden Rule Practices is seeking an energetic, dedicated, highly professional individual with a proven track record to join our team as a Area Manager in Kansas and Missouri. This role will be responsible for managing the oversight of the daily operations of multiple mobile home parks which currently exceed 750 units in size. Travel will be required as necessary to accomplish duties and responsibilities. This position will report to the CEO.
This position will be accountable for maximizing operational and sales results of the various properties while upholding the company policies, procedures and culture. Maximizing the portfolio through increasing the net occupancy will be key to success for this position. Growth of the portfolio will also be an important element to the growth of the position. Must reside in Greater Kansas City or Manhattan, KS.

RESPONSIBILITIES
As a Area Manager, you will be responsible for overseeing the management and operations of multiple Mobile Home properties and Residential rentals. In this role you will use your property management experience, leadership skills and creative solutions to drive revenue, increase net occupancy, maximize profits, ensure quality and effective management to ensure achievement of the overall financial results, asset preservation, resident satisfaction, and positive employee and resident relations.
In a given day, your tasks may include:
- Maintaining the integrity of the physical assets, to include property infrastructure, Park owned homes and rentals, and maximizing the returns from the asset in accordance with the Company's mission, vision, and objectives.
- Overseeing the day to day management of the portfolio and associated team for tenant relations, collections, occupancy, vendor relations, property and utility management, and property maintenance.
- Management and responsibility to maintain the operating budget, identify scope of work, reviewing performance, completion of financial and operations related reports, and overall success of the portfolio.
- Developing and implementing a strategy for marketing, rental leasing, maximizing revenues and net operating income, Increase of Net Occupancy and managing vacancy costs.
- Develop and Execute Sales Strategy and Funnel to market and fill any park vacancy which includes vacant lots, home buybacks and any park owned homes.
- Identifying opportunities and driving organization improvement and process improvement, recommend actions, and implement execution to eliminate bottlenecks with a precise lasting solution.
- Analyze and review market rents, expenses regularly to continue financial growth and increase property value.
- Review and Analyze monthly financial reports to identify areas for improvement and a course of action for change. Regular discussion with the CEO on areas for improvement and a corrective action plan.
- Regular property site visits for property reviews, audits and follow-up on any work required for ongoing maintenance and operations.
- Travel as required to meet the objectives.
- Using personal initiative, attention to detail, good judgment, and clear communication to develop effective working relationships with colleagues, residents, vendors and others.
REQUIREMENTS
- Bachelor’s degree or job experience may substitute for a degree.
- 3 years prior Area/ Regional Manager experience.
- Individuals must possess a proven track record of successful regional property management experience and knowledge of property maintenance, property marketing, and insurance.
- Experience successfully overseeing a portfolio of 1,000 Real Estate units in a variety of asset classes (Multi-family, Affordable, etc.)
- Ability and willingness to travel weekly or as needed for site visits.
- Ability to carry a cell phone and respond to emergencies.
- Proven Leadership experience with the ability to take initiative and work independently.
- Strong motivational and negotiating skills.
- Strong communication skills, both written and oral, and customer focus with the ability to interact with a wide range of people.
- Experience with marketing, selling and leasing initiatives. Experience with mobile home parks is a plus.
- Familiar with property management and accounting software such as Rent Manager or other equivalent industry software, Excel and google suite.
- Highly organized and capable of meeting strict deadlines and understanding the sense of urgency.
- Provide the ability to delegate and communicate property management methods along with the ability to problem-solve issues.
- Proven ability to exercise good judgment.
- Able to undertake multiple projects, manage shifting priorities, and handle a heavy workload.
- Provide mentorship and strategy across the organization – not afraid to roll up your sleeves and help out where required.
- Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.
- Valid Driver’s License and reliable transportation.
