ESSENTIAL FUNCTIONS of Asst Manager:
As part of the asset management team, you'll develop and implement a strategy for your portfolio of properties and play a significant role in building the asset management platform. This position requires the soft skills needed for managing stakeholders and the attention to detail needed for rigorous financial analysis
Responsibilities:
- Responsible for formulating and executing short-term and long-term asset strategies and understanding the broader strategic objectives of the company. Professionally and effectively presents recommendations and performance information to senior management and partners.
- Maintain ongoing relations with sponsors.
- Identify at-risk projects and propose corrective action to the COO, and Investment Committee.
- Assist in the management of at-risk and distressed assets.
- Identify and implement processes, metrics, and benchmarks to improve reporting and track the performance of the portfolio of projects
- Coordinate with the escrow and title representatives on real estate closings.
- Assist in drafting project documents and project extensions for legal counsel and sponsor review.
- Monthly Reports: collect, review, and report on the monthly report status of an asset with supporting documents.
- Quarterly Reports: collect, review, and report on the quarterly report status of an asset with supporting documents. Also, meet in person with the sponsor and visit the location of the asset.
- Prepare and report on fund assets to COO, and investment committee.
- Maintain files and folders for each asset.
- Process draw requests.
- Maintain all CRM data is up to date.
Education and Experience:
- Bachelor's degree.
- 3-5 years of asset management experience or equivalent experience in knowledge in local multi-family real estate, including the ability to assess the physical condition of collateral, its marketability and its management.
- Experience as an owners representative and capable to lead construction team of consultants is strongly desired.
- Strong understanding of real estate finance construction, complex deal structures, leasing, property operations, and capital improvements for residential and commercial (office, industrial, and retail) properties.
