ESSENTIAL FUNCTIONS of Senior Maintenance Manager:
The Senior Maintenance Manager is responsible for the overall maintenance operations of multifamily properties. Responsible for quality of appearance, maintenance, training, budget adherence, maintenance reporting, site upkeep management, and enforcement of agency regulations.May be required to travel between multiple properties, must have reliable transportation and clean driving record.
- Understands the maintenance, physical and ownership/agency goals for properties assigned. Communicates goals to the site maintenance and monitor progress toward goals established.
- Maintain files to keep updated with appropriate property documents and information.
- Monitors all maintenance staff reporting, including emergencies.
- Reviews and tracks all maintenance notices to residents; 24-hour emergency entry
- Collaborates with the management team to ensure that all work performed is acceptable and meets expectations.
- Hires all site team members and schedules maintenance training for techs to perform their respective job; will also perform all maintenance reviews, disciplinary actions including termination if necessary.
- Required to be present at agency inspections and respond to any items of concern regarding that project.
- Collaborates with site team to facilitate on-site communication and monitor property goals.
Education:
- High school diploma or equivalent required.
- Bachelor's degree preferred but will consider years of experience in lieu of degree.
- Training in property / real estate management required
Experience:
- A minimum of 5 years experience maintenance management on multi-family properties.
- Professional training or training in a related field or property maintenance.
