Position Description: This position is responsible for leasing apartments and providing our customers best experience possible. As Property Manager, you will need to excel at developing marking strategies to maximize occupancy rates and work efficiently with the maintenance department, vendors & our office team to ensure apartment turnover time is minimized. This position is one of the first points of contact with our customers so you must be excellent at both phone and in-person skills and have a positive "can-do" attitude. This position requires weekly travel to and from Prosser.
Key Responsibilities include but are not limited to:
1. Promote and ensure 100% customer and resident satisfaction.
2. Contact and process all applications within 4 hours of receiving. Set up appointments to view homes with prospective residents. Follow up on application status daily.
3. Optimize and review all media advertising for managed properties. Make sure signs and flyers are present for all vacant units. Stage vacant homes and post updated pictures when available.
4. Post all available homes on Craigslist and to our website.
5. Respond to inquiries and requests from prospective residents on a daily basis.
6. Communicate with residents and customers to ensure they are knowledgeable regarding services, operating procedures, and paperwork.
7. Show and rent homes to customers. Follow up on showings daily.
8. Maintain an occupancy level of at least 97% and a closing ratio of at least 60%.
9. Accurately prepare all lease-related paperwork and turn in within 24 hrs.
10. Preform and thoroughly document resident move-ins and move-outs.
11. Ensure all lease violations are properly documented and followed up on.
12. Contact all residents with outstanding balances on the 6th of each month and update the late rent list on a daily basis until all rent balances are paid in full.
13. Maintain resident retention on Lease Renewal of at least 50%.
14. Physically walk and inspect properties on a regular basis.
15. Complete annual interior inspections with the maintenance department.
16. Recommend property improvements to Asset Manager.
17. Answer a multi-line phone system.
