Job Summary
This position is responsible for leasing apartments and providing our customers with superior service. As Property Manager, you will work with the maintenance team and various vendors to ensure turnover time is minimized. Developing marketing strategies to maximize occupancy rates will also be vital. This position is one of the first points of contact with customers so you must provide excellent customer service and have a “can-do” attitude. Travel to Selah on a weekly basis will be required.
Key Responsibilities include but are not limited to:
1. Respond to inquiries
2. Conduct showings
3. Process all applications within 4 hours of receiving.
4. Maintain an occupancy level of at least 97%
5. Provide Superior Customer Service
6. Resident care and follow-up. (Concerns, complaints, requests, etc.)
7. Accurately prepare all lease-related paperwork
8. Perform and thoroughly document resident move-ins and move-outs
9. Maintain resident retention
10. Contact all residents with outstanding balances
11. Prepare lease renewal letters
12. Prepare for Pre-Leasing Season
13. Physically walk and inspect properties on a weekly basis
14. Complete annual interior property inspections with the maintenance department
15. Optimize advertising for managed properties
16. Tenant relations
17. Various projects from the supervisor
Education
What educational background or additional training would help this person be more successful in this role?
· High School education or equivalent
- Updates regarding Fair Housing compliance
- Related seminars and classes
- Property Management Experience
The Qualifications
A minimum of two years of previous experience in residential or commercial property management is preferred. Multi-family leasing experience is a plus. Additional sales and management experience, real estate license, and supervisory skills are desirable. Must have the ability to effectively communicate with all personalities.
