Job Requirements
- High School Diploma, General Education Degree (GED), and/or Bachelor’s Degree
- At least three (3) plus years of property management experience (Multifamily Preferred)
- At least one (1) year of Property Manager experience (Multifamily Preferred)
- Experience with Entrata Property Management Software (Preferred)
- History of successful rent collections and working with a collection agency
- Exposure to working with outside vendors
- Experience with the eviction & court processes
- History of successfully marketing and leasing an apartment community
- Knowledge of developing and following annual budgets
- History of exceptional customer service
- Strong leadership and project management skills
- Ability to organize and direct oneself and effectively supervise
- Strong oral & written communication skills
- Solid understanding and skill set in Microsoft Office Suite & Adobe PDF
- Excellent organizational skills
- Knowledge of laws and regulations pertaining to property management (i.e., Fair Housing, Tenant Laws, OSHA, EPA, etc.)
- Any certifications from the National Apartment Association is a plus
- Valid state issued driver’s license
- Be able to lift up to twenty-five (25) pounds
- Collect monthly rents and work with property designated collections company
- Communicate efficiently and effectively with residents about delinquency, move-in and move-out process, eviction notices, turn process, etc.
- Hire and terminate staff members as needed and according to the allocated budget.
- Represent the property at court hearings to deal with eviction and collection proceedings
- Make sure property management software is operating at an optimal level and is up to date daily
- Complete weekly, monthly, quarterly, and annual management reports
- Handle all customer service issues as they arise.
- Work with maintenance supervisor to establish contracts with outside vendors to perform routine services (i.e., landscaping, trash collection, etc.)
- Work with maintenance supervisor to set up a turn schedule, bid out turn services, and oversee all turn operations.
- Make sure all property staff completes all assigned training.
- Perform financial move-out statements and mail and email to former residents.
- Complete move-in and move-out inspections
- Plan, approve, and execute all marketing activities and resident/prospect events
- Monitor leasing performance of staff members and marketing actions.
- Ensure hospitality and customer services at the property are at an exceptional level.
- Conduct routine audits on community structure and report any issues as they arise.
- Conduct routine audits on all files for accuracy and missing files.
- Assist with capital expenditure (CAPEX) walks and REAC Inspections (if applicable)
- Make sure that excellent curb appeal is always maintained.
- Providing market data and rent recommendations.
- Sending out renewal offers and executing renewals.
- Report all liability and community incidents and ensure that all workers’ compensation claims are reported and properly documented
- Answer phone calls and emails, tour prospects, complete applications and leases, and gather all qualifying documents to finalize lease files.
- Complete routine safety checks
- Financially operate the property within the given budget.
- Strive to improve property reputation throughout the year.
- Make sure all maintenance and safety documents and files are organized, up to date, and easily accessible.
- Monitor all property staff is complying to all federal and local laws, federal mandated regulations, and company issued policies and procedures.
- Any other duties as assigned.
