Our fast-growing organization is currently seeking an experienced Director of Pre-Construction to join the expanding Construction team. The Director of Pre-Construction will be an integral part of the growth and development of Greystone Affordable Development. The Director of Pre-Construction must be a results-oriented professional with demonstrable knowledge of the affordable housing industry.
The Director of Pre-Construction will be required to have a great deal of autonomy and accountability, along with strong experience in multi-family construction estimating, scope of work development, critical thinking, problem-solving, negotiating, networking, and teamwork. This individual will work closely with Greystone Affordable Development’s clients, funding agencies, third-party partners, and internal team members based in our Raleigh, North Carolina office. It will require approximately 20% travel by car and plane.
Primary Duties and Responsibilities:
- Support the execution of the multi-family affordable development platform (new construction, rehabilitation, and mixed-use) by interacting with architects, engineers, contractors, and third-party consultants to provide guidance in the preparation and coordination of deliverables such as project budgets, scopes of work, capital need assessments, contract documents, schedule of values, submittals, contracts, applications, and permitting.
- Manage Project Managers and others within the pre-construction team.
- Collaborate closely with architects and engineers to develop accurate plans and specifications for each project.
- Work to level bids, develop estimates, evaluate budgets, and present to management and stakeholders.
- Source and evaluate deal-specific contractors, vendors, and third-party consultants and present to management and stakeholders.
- Oversee the project timeline and progress of the pre-construction process through initial closing and transition to the field construction team.
- Achieve the project objectives and control construction phase risk by meticulously analyzing the accuracy of the scopes, quality of materials, schedules, and costs.
- Prepare multi-document reviews and quality control related to project-specific agency requirements across multiple states.
- Attend and lead pre-construction meetings via conference calls and in-person meetings.
- Maintain accurate records while monitoring all document changes and cost revisions.
Experience, Skills, and Abilities Required:
- Bachelor’s Degree in Building Science, Engineering, Architecture, or Construction Management from an accredited university, or significant related work experience.
- Minimum ten (10) years of professional experience as an estimator and/or project manager for a general contractor, construction manager, design firm with CA experience, or a real estate development firm.
- Affordable Housing experience preferred.
- Strong quantitative abilities to maintain and track cost estimates and project schedules.
- Working knowledge of affordable housing programs (LIHTC, HOME, HUD, etc.) or tax credit-based programs is preferred.
- Advanced Microsoft Office skills, with the ability to become familiar with firm-specific programs and software.
- Strong knowledge of GIS/desktop mapping packages, SharePoint, and Google Earth; Smart Sheet knowledge is a plus.
- Ability to process information including gathering, assessing, coding, organizing, auditing, and verifying data.
- Adept communicator with the ability to clearly express ideas, thoughts, and concepts orally and written to a varied audience.
- Ability to work independently with minimal oversight, as well as in close collaboration with a team to provide solutions where needed.
- Skilled negotiator and demonstrated ability to present recommendations with varying amounts of information available.
- Excellent critical thinking skills and ability to think creatively while staying within the guidelines.
- Ability to maintain big-picture focus while attending to incredibly detailed work and providing thorough documentation.
- Excellent interpersonal and relationship-management skills to establish, cultivate, and maintain productive relationships with owners, contractors, lenders and equity partners, governmental officials, and other key stakeholders.
- Must be resourceful, and flexible and maintain the ability to react and respond quickly towards positive outcomes.
- Flourishes in a fast-paced, entrepreneurial, and frequently changing environment.
- Strong organizational, time-management, and project-management skills to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
- Valid driver’s license, with no restrictions via flights or driving distance; travel with overnight stay approximately 75% of the time.
