Maintenance Supervisor Job Description:

Reports to: Site Administrator

Purpose of Job Description:

The Maintenance Supervisor is responsible for the overall integrity of the homes and community center on each site. These responsibilities include the mechanical/physical plant as well as maintaining the aesthetics of the community.

Job Requirements:

• Must have basic electrical and plumbing skills

• Must be able to lift 50 pounds

• Must have a clean driving record for the last 3 years.

• Must be able to communicate in both written and spoken English

Organizational Structure:

• The Maintenance Person(s) reports to the Maintenance Supervisor.

• The Maintenance Supervisor reports to the Administrator.

• The Administrator reports to the Executive Director of Operations.

Responsibilities:

• Maintain all suites and common areas with preventative maintenance as the goal.

• Conduct a daily inspection of the exterior of the community. Visually inspect the building(s) and landscaping for any maintenance issues.

• Ensure all repairs and improvements are made to vacant suites in a timely manner.

• Responsible for all in-house plumbing, e.g. sinks, toilets, bathtubs, etc.

• Responsible for minor electrical work within units and common areas, e.g. light switches, wall outlets, garbage disposals, etc.

• Conduct a regularly scheduled paint touch up of the entire community.

• Maintain a daily log of hot water temperatures.

• Conduct quarterly, semi-annual and annual maintenance to community equipment as appropriate. Examples: Kitchen equipment, hot water heater, exhaust systems, etc.

• Responsible for conducting monthly/quarterly fire drills for all shifts and documenting each fire drill.

• Maintain all emergency call systems.

• Where applicable weekly checks and maintenance to back up electrical generator.

• Assist with training and development of safety procedures and hazardous communications.

• Responsible to complete all written work orders in a timely manner. Sign and date each upon completion of the assigned task.

• Ensure all vehicles are maintained in safe and good running condition.

• Provide secondary van transportation as needed.
• Adhere to budgetary guidelines and bring all receipts to the business office in a timely fashion.
• Be in compliance with the state Fire & Life Safety rules and regulations
• Lawn maintenance as needed and required. This includes mowing, weeding, pruning etc…
• Safely drive company van “Guardian Angel Express” and shuttle residents to and from doctor appointments.
• Required to attend community functions and help with the set up and take down of equipment, furniture or other necessary items.

Job Type: Full-time

Pay: $19.00 - $22.00 per hour

Experience:

• Maintenance: 1 year (Preferred)

License/Certification:
