Purchasing Buyer (position located in Lansing, KS)
Job Responsibilities
Controlling and Reducing Costs
- Choose vendors using a balanced approach, including quality, cost, and service
- Procure contracts and material costs at the lowest possible cost, while maintaining quality and service standards
- Work with other departments to value engineer new product and projects and to provide ideas to reduce costs, build-times or increase quality standards.
- Provide support and feedback for purchasing strategy adjustments.
- Complete detailed estimates of costs and quantities of residential products.
- Take the lead on soils and post-tension engineering.
- Directly responsible for purchasing information accuracy on sales documents.
New Communities
- Provide accurate quantity take offs of new plans.
- Create accurate materials list and contract budget for each new plan.
- Negotiate with trade contractors and vendors to deliver high value.
- Create accurate lot premium budget for each new subidivision.
Variance Reporting
- Track VPOs on a daily basis on the VPO Log. Forward all VPO Approved emails to Superintendent. Review VPO Log at month end and provide recommendations for changes to improve future variances.
- Process Exception Reports upon receipt and submit to Construction and Accounting departments.
Hard Costs
- Complete all Hard Cost updates, bids and reports by deadlines.
- Run and review Hard Cost Report and Option Price Updates.
- Update hard costs/SF trends and history within 2 days of approved hard costs.
- Enforce vendor increase policies.
Custom Options
- Track Custom Option Requests and status on Custom Option Tracker.
- Estimate accuracy of custom options for Sales.
House Release
- Follow process exactly.
- Provide detailed Load Budget Request Sheet to Accounting.
Cost Cuts
- Strive to achieve cost cut goals each quarter through negotiating and value engineering.
- Record progress.
Sales
- Process all sales or design addenda per procedural timeline.
Vendor Paperwork
- Update vendor paperwork per procedural timeline.
Rebates
- Ensure Hakes Brothers becomes Builder of Choice.
- Manage trade contractors and supplier relationships to accomplish their jobs effectively and efficiently.
Qualifications
- Required: High School diploma or GED
- Preferred: At least two years' relevant experience
- Required: Must own or have access to a vehicle for your daily workl valid driver's license and auto liability insurance
