We are looking for a Construction Project Manager passionate about construction and eager to lead developments beginning with land due diligence and entitlement through design and construction. The ideal candidate is professional, innovation-minded, tech-savvy, works well in teams, and has a local track record of successfully delivering high-quality projects timely and within budget.This position will maintain overall responsibility for one or more large construction and/or renovation projects, as well as various pre-construction and estimating activities. This position will report directly to the firm’s owners.
Responsibilities:
- Assist with obtaining site control, review materials related to the purchase of the land, and monitoring deadlines in the land purchase contract.
- Develop and recommend best alternatives on transactions involving new developments, expansions, acquisitions and dispositions; operating expenses, taxes, utility charges and rent escalators.
- Coordinate, supervise and drive every facet of the development process for assigned projects.
- Assess, and contract design professionals and consultants to project results, budgets, and schedules.
- Build, maintain, and report development project schedules, budgets, and overall execution plans.
- Provide and coordinate conceptual and pre-construction estimating for all aspects of development, as well as Contract Administration during construction and close out.
- Lead jurisdictional approval processes from acquisition, project permitting and project close out.
- Lead all aspects of the Construction process, from General Contractor award/contract through punch-out.
- Oversee on-site inspections of progress, safety & quality in coordination with internal and external consultants.
- Lead role in project closeout with jurisdictions, contractors, consultants, risk management and property managers.
- Timely and effective communication and reporting of project status to Internal teams.
- Drive and lead project issues resolution and communicate solution options to internal business partners.
- Interface and develop working relationships with various public agencies.
- Collaborate with engineers, architects and other workers in the same project.
Qualifications:
- Bachelor’s degree in construction management, architecture, or engineering (Civil or Structural) is preferred.
- Experience in project estimating, budget management, and scheduling.
- Self-motivated and ability to multi-task, prioritize and resolve sophisticated issues.
- A strong analytical thought process with sound judgment and a keen attention to detail.
- Strong communication skills – candidates must be able to speak and write English fluently and to communicate via email.
- 5 years experience in related fields.
- Strong project management skills, results-driven, with ability to manage multiple deadlines.
- Growth mindset and ability to create new ways of approaching problems.
