Job Summary:
The Purchasing Manager is responsible for leading all aspects of Estimating, Purchasing, and Procurement for Holt Homes’ South Puget Sound satellite location. This person develops relationships with vendors, oversees rebate processes, and creates and tracks purchasing community budgets. This position interacts with vendors, design centers, and various company departments with the highest level of integrity, character, professionalism, courtesy, and ethics.
Qualifications:
- Bachelors Degree preferred
- Minimum of 5 years of purchasing management experience in residential construction
- Expert in estimating, negotiating, and procurement
- Practical Field experience
- Land Development knowledge
- Single Family and Multi-Family residential budgeting and cost accounting experience
- History of running a successful medium to high volume purchasing operation, managing others, implementing processes and procedures, and driving results
- Advanced knowledge of Microsoft Suite (Word, Excel, PowerPoint, and Outlook), and internet-based programs such as Microsoft Edge and Google Chrome
- Experience with Builder MT and Smartsheet preferred

Responsibilities:
- Interview, hire, and train supporting staff members in conjunction with Holt Headquarters
- Complete monthly and quarterly reviews with employees
- Coordinate special projects, trade councils, vendor appreciations, department group appreciation events, etc.
- Oversee contract management, insurance compliance, and risk assessment
- Manage pricing – Contract new plans, new communities, new vendors, customs requests, price changes, and model/sales office buyouts
- Ensure rebate submittals, rebate check tracking, rebate reporting, renewing of expired rebate agreements, and implement new rebate agreements
- Create, refresh, and ensure accuracy of purchasing community budgets
- Manage new option introduction, approval, training, Builder MT set-up, buyout, and final retailing
- Contract all model complex items
- Develop relationships with local trade partners
- Train and assist Design Centers
- Manage vendor changes
- Read construction documents, including Architectural and Structural Plans, Soils Reports, Grade Plans, etc.
- Understand scopes of work: hold trades accountable throughout the bid process
- Communicate with Superintendents on a regular basis and assist with Sales handoffs

- Regularly uses a computer with repeated movements to enter data, differentiate between colors, shades, and brightness, and read from a computer screen for extended periods of time
- Will periodically travel to Holt Headquarters in Vancouver, WA
