SUMMARY OF POSITION FUNCTIONS
To assist the Director of Plant Operations/Plant Technician III, with various projects as needed. To assist with the Service/Maintaining of all HVAC, and Emergency Equipment. Perform routine maintenance on grounds, parking areas, driveways including snow and ice removal. To assist in routine and preventative maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, painting, etc., as directed. Carry radio at all times on duty and ensure appropriate channel lock and volume. Carry a cell phone and be on call nights and weekends. To repair physical structure and equipment keeping a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, and our established policies and procedures.
ESSENTIAL POSITION FUNCTIONS
General Support
- To follow policies and procedures when performing routine/Preventative maintenance assignments.
- Other related duties as may become necessary or as directed by your supervisor, department director, and/or administrator.
- Be on call for emergency situations.
Maintenance Services
- Help when needed in the servicing HVAC units/systems. Learn/Help weekly tests for emergency generator as specified by the manufacturer, and in compliance with established policies and procedures.
- Perform routine and preventative maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, painting, etc., as directed, in accordance with established procedures.
- Receive and follow maintenance schedule/instructions from your supervisor (Director of Plant Operations) and as outlined in our established maintenance policies and procedures.
- Perform routine maintenance on grounds, parking areas, driveways, etc., by cutting, trimming, policing, sweeping, etc., as necessary/directed.
- Remove snow and ice from sidewalks, stairs and entrances to facility.
- Report unscheduled maintenance tasks to supervisor.
- Clean windows and screens as directed.
- Replace burned out light bulbs, to include, exit lights, overhead lights, fluorescent lights, room call lights, etc., and perform cleaning duties wherever necessary.
- Carry radio at all times on duty and ensure appropriate channel lock and volume.
Personnel Functions
- Attend departmental and staff meetings as directed or called.
- Perform specific tasks in accordance with daily work assignments.
- Attend and participate in in-service educational classes and on–the-job training programs, etc., as scheduled or as directed.
Safety and Sanitation
- Assist when needed with safety inspections.
- Report all accidents/incidents to your supervisor no matter how minor they may be. (Note: Such occurrences must be reported on the shift in which they occur.)
- Follow established fire safety policies and procedures.
- Report all unsafe/hazardous conditions, defective equipment, etc., to your supervisor immediately.
- Follow all established safety procedures and precautions when performing maintenance services.
- Wear and/or use safety equipment and supplies (e.g. back brace, mechanical lifts, eye protection, etc.) when lifting or moving heavy objects.
- Maintain general plant and facility in good repair, ensuring a safe, clean and orderly environment.
- Keep your work area(s) free of hazardous conditions, i.e. grease/oil spills, excess supplies, equipment, etc., to assure that all established safety rules/regulations are followed at all times. Refer to material safety data sheets (MSDSs) when necessary.
- Ensure that established infection control and universal precautions practices are maintained when performing maintenance procedures.
- Use appropriate personal protective equipment and supplies when handling infectious materials.
Equipment and Supply Functions
- Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
- Report equipment malfunctions or breakdowns to your supervisor (The Director of Plant Operations) as soon as possible.
- Ensure that equipment is cleaned and properly stored at the end of the shift.
EDUCATION & QUALIFICATIONS

- High School Diploma or GED. Language skills to read, write, and speak in English
KNOWLEDGE, SKILLS, ABILITIES
- Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.
- Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.

- Certificate of competency in one of the trades. HVAC Certificate.
