ABOUT THE ROLE
The Development Manager is responsible for contributing to the achievement of the company’s new store development goals. This position serves as Project Manager, managing a growing number of new store constructions in all phases of project development, including management of design professionals, various consultants, contractors and vendors to facilitate the construction of new stores. The Development Manager is responsible for the completion of all construction projects to honeygrow standards while driving down cost, decreasing development duration and ensuring the highest quality of work. This role reports directly to the Chief Operating Officer and has no direct internal reports.

ABOUT THE ROLE
The Development Manager is responsible for contributing to the achievement of the company’s new store development goals. This position serves as Project Manager, managing a growing number of new store constructions in all phases of project development, including management of design professionals, various consultants, contractors and vendors to facilitate the construction of new stores. The Development Manager is responsible for the completion of all construction projects to honeygrow standards while driving down cost, decreasing development duration and ensuring the highest quality of work. This role reports directly to the Chief Operating Officer and has no direct internal reports.
ROLES RESPONSIBILITIES:
Pre-Construction:
- Manage all design consultants to provide feasibility, permitting/bidding and construction plans & specifications.
- Provide cost estimates for proposed locations base upon landlord’s work, existing conditions and current prototype.
- Develop a pool of pre-qualified contractors in each region and manage the construction bidding and contracting process.
- Manage all request for proposals (RFPs), complete bid analysis and recommend vendors for all owner supplied items including signage, kitchen equipment, fixtures & furniture and all consultants agreements.
- Manage all government and landlord approvals.
- Work with other functions within the Restaurant Support Center (RSC) to ensure desirable store designs that meet honeygrow’s standards including safety standards.
Construction:
- Coordinate all landlords work to ensure work is completed in accordance with the work letter.
- Manage the construction of all new locations to ensure construction meets honeygrow’s high-quality standards, on schedule and on budget, managing projects directly and using a construction project management consultant.
- Ensure that all contracts are managed closely to ensure all insurance requirements are met, submittals are approved, RFIs are processed, pay applications are accurate, lien releases are secured and close out documents are received.
- Implement change management routines to assess change requests, make recommendations, secure internal approvals, and issue change orders. Assess change requests to determine impacts to scope, budget, schedule, quality, and risk.
- Ensure compliance with company, industry, trade, and jurisdictional safety standards, practices, and codes.
- Coordinate and verify inspection punch list at completion and manage necessary corrections prior to opening. Manage the successful turnover of the restaurant to the New Restaurant Opening (NRO) team.
Post-Construction:
- Apply effective data analysis to assess project results against capital, duration, and quality goals and recommend opportunities for improvement.
- Collaborate with Restaurant Support Center and NRO teams to develop feedback channels.
- Manage all repair and maintenance of existing locations through a third-party facilities consultant.
- Manage all existing store capital projects including refreshes, remodels and relocations.
General:
- Develop and maintain the prototype design for use by all consultants.
- Implement communication plan to keep all stakeholder informed of project status.
- Investigate and recommend cost saving alternatives to construction materials and methods.
- Implement project documentation governance aligned with company and client requirements.
- Ensure project data integrity and documentation is accurate, timely, and coordinated.
- Effectively work on a team alongside the Senior Real Estate Manager, who oversees real estate development and lease administration.
REQUIREMENTS:
- Bachelor’s degree in Architecture, Engineering, Construction Management, or equivalent experience required.
- Minimum five years of construction project management experience, preferably in the retail/hospitality environment.
- Proven track record of ability to reduce capital expenditure per project and project turnaround time.
- Ability to effectively lead and ensure accountability of various design professionals, consultants, vendors and contractors.
- Able to prioritize duties & tasks with a sense of urgency.
- Deadline-oriented and completes tasks and projects in a timely manner.
- Superior project and people management skills.
- Possesses excellent interpersonal skills and is professional in manner.
- Ability to successfully plan and organize teams, documents and information.
- 50% Travel, sometimes more depending on construction activities.
