The Role
Partner with Workplace Solutions (WPS - internal real estate support team) to ensure project success in new clinic builds, acquisitions and other real estate transactions
Document and escalate delays to schedule, risks and issues to Associate Director
Point of contact (POC) and subject matter expert (SME) on construction and center design related matters
Rethink Routine: Challenge and question the current process and the Humana standard with the goal of pioneering simplicity and minimizing cost
Travel <60% across our markets; Most of the travel occurring during Q3 & Q4
Additional Responsibilities
Attend, actively listen and participate in all WPS, Construction, IT and Operational meetings
Attend, be engaged and present in Program Manager Leadership Update Meetings
Relationship build with WPS Senior Real Estate Program Manager and all market WPS Project Managers
Document and maintain all concerns for each center in the CenterWell Issue Log, specific to delays in the permitting and delivery of projects
Communicate changes to CenterWell Issue Log to Associate Director in a timely manner
Coordinate travel with WPS Project Manager and Architect for site assessments, 50% site reviews and punch list
Provide reports based on site assessments, 50% reviews and punch lists
Review leases and provide feedback back to the WPS transaction team to help support findings during site assessments
Ensure critical punch list items are worked to resolution prior to Center Setup
Conduct post site assessment reviews of each project to ensure project completion
Review conceptual design drawing set submitted for permit to ensure CenterWell standards are met
Review construction bids with WPS Project Managers and provide direction and approval
Track project budget projections against actuals
Track procurement orders
Support market in all phases of vendor and center set-ups
Document and maintain Senior Clinic Emerging Markets Operations Professional role templates and processes and store in a centralized location on Teams
Travel to complete vendor setups, center setups, punch lists, 50% walk through, site assessments and overall quality of projects
Complete miscellaneous responsibilities and duties as assigned
Vaccine Policy
Humana and its subsidiaries require vaccinated associates who work outside of their home to submit proof of vaccination, including COVID-19 boosters.
Associates who remain unvaccinated must either undergo weekly negative COVID testing OR wear a mask at all times while in a Humana facility or while working in the field.
Required
A minimum of five years of project management and/or managerial experience focused in construction management
Previous construction, estimating and design experience
Ability to review construction documents and architectural drawings
Ability to present information and influence decision process
Experience prioritizing multiple tasks and goals to ensure timely, on-target and within-budget accomplishment of such
Excellent verbal, interpersonal, and written communication skills
Proficient in Microsoft Office Suite: Projects, Word, Excel and PowerPoint
Previous experience with Blue Beam
Proven ability to synthesize and summarize complex and/or voluminous content into clear, concise and actionable communications
Excellent in building and cultivating relationships with key business partners and stakeholders across organizational levels
Ability to excel in a fast-paced, quickly changing environment
Preferred
Bachelor's Degree or Certifications in Construction Management
Previous experience in Healthcare Project Management, supporting new construction
