Maintenance Director
Responsible for maintaining the facility and equipment in good repair, free from hazards such as those caused by electrical, plumbing, ventilation, heating and cooling systems in compliance with applicable safety and fire regulations and federal/state/local building codes. Recommends and maintains departmental budget, purchasing of supplies, and identifies and recommends independent contractors for repairs as needed. Responsible for facility compliance in emergency procedures and MIOSHA compliance. Responsibilities: Maintain the condition of all rooms including carpet cleaning, painting, patching, etc. in order to make them attractive for resident occupancy, or over Perform maintenance and repairs per residents’ requests within 24-72 hours. Assist other departments as requested including moving facility furniture in and out of rooms as necessary, and unloading and storing supplies. Assist residents and family members with move-ins and move-outs when available. Clean rugs, carpets, upholstered furniture and draperies using a vacuum cleaner and/or shampooer. Coordinate the cleaning of aforementioned items with the housekeeping department. Maintain the grounds of the property including weeding, plant maintenance and replacement, and asphalt patching or oversee the work of contractors. Keep grounds clutter-free, attractive and safe. Coordinate grounds maintenance for lawn care and snow removal. Shovel/salt walkways as needed. Perform preventive maintenance to assure the building and its contents remain operable and in good condition. Paint and perform structural repair masonry, woodwork, drywall and furnishings of the building. Coordinate larger repairs with contractors and oversee their work to maintain an attractive and safe building, inside and outside. Inspect, repair and service the wiring, electrical fixtures, apparatus and control equipment, including the alarm system, or oversee the work of contractors. Inspect, maintain and repair plumbing systems or oversee the work of contractors. Inspect, maintain and repair washer, dryer and other equipment or oversee the work of contractors. Coordinate trash removal service. Ensure the facility remains pest free. Expected to be available after hours on an on-call basis. Order facility or other supplies within budget constraints. Maintain proper records of repairs, purchases and other expenditures. Supervise fire and safety programs and abide by all State and Federal safety regulations including MIOSHA, EPA, MSDS, NEPA and State Regulations. Facilitate fire, tornado and other disaster drills as necessary to prepare staff and residents for emergencies and to satisfy the requirements of State Regulations. Maintain an emergency kit for the facility. Adhere to procedures regarding cleaners or other hazardous materials. Attend in-services and other training as required. Maintain a professional appearance and attitude. Promote positive relationships with residents, visitors and regulators. Understand, comply with and promote Resident Rights. Maintain confidentiality of all pertinent personal or health information concerning residents and employees. Participate and/or lead training sessions for initial staff orientation and annual in-services pertaining to safety, disaster plans, maintenance, etc. as requested by the Administrator. Clean up spills, soiled areas and other conditions as observed or directed. Attend leadership meetings and serve on facility committees as needed. Support, reinforce, communicate, and defend the mission, vision, values, philosophy and culture of the organization.
Qualifications:
High School Diploma or GED is required, current facility or maintenance certification, preferred. At least one year of related experience in building maintenance Excellent communication skills Great attitude and professional appearance Must have a valid drivers license This job description should not be interpreted as all-inclusive.
