QUALIFICATIONS & SKILLS
- Full-time management position that requires schedule flexibility.
- 5 years of related experience including mechanical trades, project management, construction and renovation projects. 3 years of management experience preferred.
- Ability to troubleshoot and repair HVAC, electrical, plumbing, and related building mechanical and structural issues.
- Knowledge and application of OSHA requirements.
- Ability to work under pressure with demonstrated customer service skills.
- Proficient in MS Office (Outlook, Word, Excel) and strong computer skills.
- Excellent oral, written, and interpersonal communication skills, including the ability to communicate effectively with management and residents.

ESSENTIAL JOB FUNCTIONS
- Direct all aspects of Engineering operations including emergency programs, energy management, asset protection, preventive maintenance and repairs to equipment, structures and grounds.
- Develop and recommend annual budgets, business plans, and objectives, including capital expenditures. Oversee energy management, maintenance and labor costs within budgeted guidelines.
- Oversee asset improvements and negotiation of maintenance contracts for the hotel, grounds and equipment. Ensure preventative maintenance programs are in place to protect assets and maintenance related problems are promptly and properly addressed.
- Review vendors and products to ensure procurement of top quality products while maintaining budgets. Negotiate maintenance contracts and coordinate repairs, replacements and renovations, while providing oversight of suppliers and contractors.
- Direct emergency programs including equipment maintenance and inspections, staff training, practice drills, accurate record keeping and compliance.
- Ensure timely response to guest needs and optimal levels of quality service and hospitality are provided to guests. Resolve guest complaints as appropriate to maintain guest satisfaction. Maintain a consistent professional and positive attitude when communicating with guests and associates. Approach all encounters and actions with guests and associates in a friendly, service oriented manner.
- Ensure effective hiring, training, development, promotion and continuous reinforcement of standards.
- Lead and coach the team towards achieving exceptional guest service and employee satisfaction results. Clearly communicate to associates the standards of performance and their role in contributing to individual and team success. Coach, counsel, resolve conflicts, and discipline as appropriate through fair treatment and in compliance with Company policies and procedures.
- Various administrative tasks including, but not limited to, payroll, shift reports, inventory, scheduling.
