Income Property Management is hiring an Assistant Portfolio Manager to join the team at the Corporate Office. The Assistant Portfolio Manager will be responsible for providing support to the Portfolio Manager on day-to-day property operations in their portfolio. In this position, the Assistant Portfolio Manager will develop and apply their legal knowledge in regard to landlord/tenant law and contract review. In addition, this role will be heavily involved in communicating with property staff to ensure compliance with internal policy and procedures. The Assistant Portfolio Manager will occasionally travel to the properties within their portfolio.



Workdays: Monday to Friday, 8:00 am to 5:00 pm.

Pay: $22.00 to $28.00 an hour (DOE) & mileage reimbursement

Office Location: Downtown Portland

Responsibilities of the Assistant Portfolio Manager


  • Working as a team with the other Assistant Portfolio Managers to accomplish necessary functions and/or special projects within the office.
  • Respond to and handle resident concerns in compliance with company policies. Escalate resident concerns to Portfolio Manager as needed.
  • Train Property Managers and Assistant Managers on the rent collection process and how to initiate legal action as may be required.
  • Auditing and reviewing rental agreements, rent rolls, and accounting for properties in the portfolio.
  • Assist in the preparation and review of legal notices and correspondence to residents while ensuring compliance with local, state, and federal landlord/tenant laws and company policies.
  • Administrative work such as filing, composing/typing correspondences, and organizing meetings.
  • Review and approve property staff timecards in payroll software.
  • Compile weekly, quarterly, and yearly reports for Portfolio Manager.
  • Working and meeting with owners and residents.
  • Assist with processing reasonable accommodation requests and individualized assessments.
  • Set up vendor accounts and interact with vendors.
  • Assist with property staffing needs and concerns.
  • Administrative tasks as assigned.

What you will bring as Assistant Portfolio Manager


  • Two (2) years of onsite property management experience is required.
  • Previous experience working with LIHTC or HUD (project-based) housing is a plus.
  • Must have a valid driver's license, reliable transportation, and state minimum insurance.
  • Must have exceptional written and verbal communication skills
  • Must be proficient with Word, Excel & Outlook
  • Ability to efficiently and effectively manage their time in a very fast-paced work environment
  • Ability to work well as part of a team to achieve shared goals
  • Must be detail-oriented and highly organized
