Job Summary for Part Time Leasing Specialist
Objective:
Offer the highest quality of living to our residents while managing the owner’s asset.
Basic Function:
Work under the direct supervision of the Property Manager. This part-time Leasing Specialist is responsible for understanding all office functions, touring and leasing units, managing prospect through the ILM system, following up on leads and prospects and understanding file compliance of the property.
Responsibilities and Duties
Duties:
· Provide excellent customer service to all current and prospective residents.
· Maintain a professional appearance and attitude at all times.
· Ensure that all administrative work is completed in an organized and timely manner.
· Walk the property on a daily basis to ensure property and curb appeal is impeccable and tour path is ready for the day.
· Maintain occupancy to 95% or higher.
· Market property, increasing traffic of prospects to the property.
· Assist with social media posting.
· Enter all prospective tenant contact information into the management system.
· Fully understand company policy on lease terms, move-in/move-outs, evictions, late fees, renewals, etc.
· Have working knowledge of floor plans, community layout and buildings.
· Understand and be knowledgeable on the competition in the surrounding market based on rental price, floor plan types, building amenities, and anything else pertinent to the current market conditions.
· Participate as an active member of the community.
· Prepare and submit weekly occupancy reports, traffic reports, and any weekly management reports requested, under guidance of Property Manager and Regional Manager.
· Work with maintenance staff to achieve an efficient work flow of maintenance request orders, make ready apartments, cleaning, housekeeping, etc. Follow up on work orders and ensure their completion as well and the completion of renovations and other construction projects. Update computer system during all applicable tasks.
Qualifications and Skills
Job Requirements:
· High School Diploma or GED.
· 2-5 years of experience in multi-family property management or related field.
· Ability to have a flexible schedule to work evenings or weekends if needed.
· Must have basic computer skills.
· Ability to handle multiple tasks, pay attention to detail, and have extensive time management skills to meet all deadlines required while being self-motivated.
· Ability to fully grasp training from Property Manager in an appropriate time period.
Preferred skills:
· Knowledge of RealPage (OneSite) Software is preferred.
· Associates or bachelor’s degree.
· Fair Housing Certifications.
