What are the responsibilities and job description for the Building Engineer position at JLL?
RESPONSIBILITIES
* Performs the installation, maintenance, repair and operation of mechanical, electrical and power generation equipment and systems to support the critical environment.
* Operates systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures.
* Performs maintenance in accordance with the JLL Preventative Maintenance Program.
* Theory of Operation/knowledge of and experience with critical electrical systems (UPS, standby generator, switchgear, ASTS/PDU, etc.), mechanical systems (package systems, fans, chillers, cooling towers, etc.), fire alarm and suppression systems (sprinklers, alarms, incipient smoke detection, etc.) building control and monitoring systems (e.g. Square D, JCI, SCADA, METASYS and VESDA), security equipment, etc.
* Experience in building controls, electrical & UPS systems. Ability to quickly learn such systems, utilizing On the Job Training, operations manuals and documentation.
* Performs predictive, planned, preventative and routine maintenance as well as equipment rounds and service requests as directed.
* Inspects and repairs pumps, fans, valves, and motors ensuring proper operation of the client equipment and systems.
* Performs all duties in a safe manner and in accordance with established work standards and practices.
* Complies with all company policies and procedures and performs other duties as assigned.
* Performs visual and operational inspection of associated equipment.
* Interprets specifications, blueprints and job standards to perform assigned duties.
* Establishes work procedures to meet production schedules.
* Recommends measures to improve production methods, equipment performance and quality of product.
* Suggests changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.
* Determines and/or assists with analyzing and resolving work problems.
* Initiates and/or suggests plans to achieve work goals.
* Maintains time and production records.
* Establishes, maintains, records and inspects materials inventory.
* Installation and set up of machines and equipment.
* Manage and document customer service requests.
* Monitor vendor activities and progress to ensure objectives are achieved for outsourced maintenance and projects.
* Interact with data center management, property management, and vendor management on project efforts.
* Communicate verbally and in writing as required for customer interaction.
* Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP's and operational procedures.
* Must be comfortable and flexible enough to work with a wide-ranging and changing scope of responsibilities while adhering to the constraints of procedures put in place to minimize the risk for human error.
* Self-motivating with the ability to motivate others thru mentorship and guidance
* Preparing of job plans that meet the customer CEWA (Critical Environments Work Authorization) process
* Team player with the desire to foster teamwork to help create a positive working environment.
