Job Details:
We are seeking a dynamic and experienced Property Manager to join our team in the Construction industry. This is an excellent opportunity for a seasoned professional to manage the day-to-day operations of our residential properties, ensuring the highest level of customer service for our tenants while maintaining the value of the property. The ideal candidate will have a proven track record in property management, construction management, facilities management, building maintenance, warranty and repairs.
Responsibilities:
- Oversee and manage all aspects of our residential properties, including maintenance, capital improvements, lease administration, budgeting, forecasting and reporting.
- Develop and implement preventative maintenance policies to minimize repair costs and increase operational efficiency.
- Coordinate and supervise on-site staff and contractors to ensure high-quality work, timely completion of projects and compliance with governmental regulations.
- Handle tenant relations with a focus on excellent customer service and maintaining high tenant retention rates.
- Negotiate contracts with vendors and service providers to ensure quality work at reasonable prices.
- Oversee the warranty program, ensuring all warranties are properly filed and claims are processed in a timely manner.
- Conduct regular property inspections to assess the condition of the property and identify necessary repairs or improvements.
- Prepare and manage annual budgets, including capital expenditure plans, and provide regular financial reports to senior management.
- Ensure compliance with all local, state and federal regulations related to property management and construction.

Job Details
Qualifications:
- Minimum of 3 years of experience in property management, construction management or a related field.
- Solid understanding of the construction industry, including knowledge of building maintenance, warranties and repairs.
- Strong project management skills, with the ability to manage multiple projects simultaneously and meet deadlines.
- Excellent communication and interpersonal skills, with the ability to build strong relationships with tenants, staff and contractors.
- Proficiency in property management software and computer applications such as MS Office.
- Strong financial acumen, with experience in budgeting, forecasting and financial reporting.
- Knowledge of local, state and federal regulations related to property management and construction.
- Bachelor's degree in Construction Management, Business Administration or a related field is preferred.
- Professional certifications in Property Management or Construction Management are a plus.
