Job Summary
JRK is seeking a motivated Maintenance Technician to join our team to create and maintain a safe, clean, and attractive environment for our residents. The Maintenance Technician is responsible for performing ongoing facility maintenance and completing repairs on equipment to keep the property operating and repairing any problems when they are discovered before they have a chance to worsen. The duties include fixing machinery, plumbing, heating, and wiring, inspecting buildings to confirm safety standards, and scheduling major repairs with the building’s residents.
Duties/Responsibilities
- Performing routine maintenance around the building such as fixing structural damage, for example, window, door, or wall repair
- Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
- Working on damaged electrical wiring when a shortage or severed wire occurs
- Maintaining the building HVAC equipment to keep climate control in the facility functioning properly, including water and sewer lines
- Applying preventative measures to buildings/property to reduce the risk of future problems
- Fixing potential safety hazards to avoid injuries
- Painting the building when old paint has become faded or chipped
- Assist with apartment turnover work as needed or directed
- Execute grounds maintenance such as mowing lawns, trimming hedges, weeding, and raking and disposing of leaves and refuse; maintain sprinkler systems
- Read and repair utility meters (as applicable and as needed)
- Maintain and repair equipment, furniture, and fixtures within available financial resources and budgets
- Maintain swimming pool(s) and equipment; maintain the functionality of other resident amenities
- Maintain and upkeep company vehicles and other tools and equipment
- Maintain maintaining supplies and equipment; updating inventory regularly to ensure adequate materials are available
- Assist with maintaining the general upkeep of the property by removing litter, trash, and garbage as needed
- Participate in on-call scheduling needs and responding to maintenance emergencies timely
- Performs other related duties as assigned

- Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines

- Basic proficiency with Microsoft Office Suite or related software
Education and Experience
- High school diploma or GED is required and a minimum of 2 years of relevant work experience, preferably in property management or hospitality
- Prior experience in general building maintenance or painting in a commercial residential environment preferred, including general handyman work, light carpentry, electrical, or plumbing
- Prior experience in maintaining and repairing HVAC systems
- Must be at least 18 years of age
- Must have own tools
- Valid drivers’ license to operate company-owned vehicles or to utilize own vehicle for work
Physical Requirements
- Expected work hours:
- Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly
- During high-traffic holiday periods, the position is scheduled according to Company standards; schedules must be approved by the supervisor
- Travel: Occasionally may need to drive a company-owned or personal vehicle for business
- Work environment and physical demands:
- Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds
- Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity
- Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates

Salary : $36,100 - $45,700
