Maintenance Manager

Position Summary
The Maintenance Manager is responsible and accountable for all operations, scheduling, materials, equipment and communication within the building.
Essential Duties and Responsibilities
This position is primarily, yet not exclusively responsible and accountable for the following:
- Verifying that quality contractors, suppliers and materials are used on all jobs
- Reviewing schedules and budgets to accomplish expense goals
- Budgets, cost control, contractors, suppliers, materials, appearance, quality, equipment, communication and any other problems that may occur in the plant.
- Maintaining equipment and vendor files
- Maintaining as built drawings and specifications
- Maintaining all vendor and service contracts
- Maintaining equipment inventories and asset documentation
- Maintaining equipment and builders warranties
- Effectively communicating operational updates, financial forecasts and pertinent equipment and property issues to the President.
- Bidding projects, completing them in a timely fashion with the highest quality and within budget. Communicating to the reporting Manager to assure all details are thoroughly reviewed.
- Ensuring compliance with existing zoning, building and environmental laws.
- Drafting specifications for capital improvement projects.
- Setting annual goals and objectives for all aspects of the company, including building, production and training and development.
- Overseeing the maintenance staff in identifying and correcting any conditions affecting the production, safety and well-being of the mechanical systems, building systems and production equipment.
- Risk management, safety, environmental compliance and energy conservation
- Providing ongoing training and development of staff members
- Promoting Teamwork and Cooperation between all personnel in the department
- Conducting Safety Meetings
- Completing required administrative duties, to include:
- Completing performance reviews
- Time and Attendance Administration
- New Team Member checklists and PPE forms
- Adhering to all safety, PPE and 6S standards and procedures
- Communication and compliance to all KDM policies and procedures
- Performing and completing all other work duties as assigned while meeting established deadlines
Minimum Qualifications (Education, Experience, Skills)

Bachelor’s degree in engineering or Management from a four year college or university, or 3-5 years of maintenance or technical management experience; or an equivalent combination of education and experience.
Computer skills required, to include working knowledge of Microsoft Office (Word, Excel and Outlook)
Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or government regulation. Ability to write reports, business correspondence and procedure manuals. Ability to present information and respond to questions from Managers, clients, customers and employees.
Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information to one on one and small group situations to customers, clients , managers and other employees in the organization.
Ability to count, add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Ability to apply common sense understanding to carry out detailed but uninvolved instructions from both written and oral communications. Ability to deal with problems involving a few concrete variables in standard situations.
