We are looking for an experienced working maintenance manager that has excellent scheduling abilities and a proven leader who motivates their team through a strong work ethic, knowledge, and a positive attitude. Excellent communication, organization, and efficiency skills are a must as you deal with condominium association co-owners, multiple homeowners and community managers. Among the duties and responsibilities listed below, he/she will be held accountable, working alongside the team of employees to ensure all maintenance requirements are met in a safe, responsive, and timely manner.
Duties include but are not limited to:
- Complete maintenance work orders as assigned within Condominium and Homeowner Associations
- Train and mentor maintenance staff and provide technical guidance and direction when needed
- Schedules work orders and delegates the appropriate staff to complete them
- Tracks progress and completion of work orders and ensures client satisfaction with the work performed
- Generates and reviews invoices for completed work orders and submits them to the accounting department to process within 48 hours
- Orders materials required for upcoming work orders
- Performs day to day supervision of Maintenance employees. Including but not limited to: notifying employees of scheduled days/hours prior to their last scheduled work day
- Schedules, tracks and invoices completed work orders in Jobber. All work orders scheduled for the following day need to be added to Jobber and scheduled prior to leaving work
- Reviews employees weekly time sheets, reconciles the time worked with the generally expected time for completion of the assigned task, identifies any deviations and addresses them
- Follows up with employees regarding any issues with their work product or performance
- Takes emergency calls and responds within 45 minutes with all details of the call and contacts the Community Association Manager as applicable
- Complete all quote requests within 48 hours of receiving the request by evaluating the job, gathering specifications, and inspecting the location
- Work with Association Manager and Boards of Directors on projects for communities
Position Requires:
- Ability to climb ladders to heights exceeding 15’
- Lift and carry up to 80 pounds
- Ability to stand, walk, and bend continuously during a shift
- Possession of valid driver’s license and DOT card
- Excellent technical skills in maintenance and repair procedures
- Strong problem-solving skills and the ability to think creatively
- Excellent communication and interpersonal skills
- Ability to work rotating on-call schedules to respond to emergencies after hours, on weekends, and on holidays
- Possess a personal set of various tools
- The ability to do plumbing, electrical wiring, carpentry, external repairs including roof repair, siding repair/replacement, gutter repair/replacement, and drywall replacement and repair.
The ideal candidate will have 5 years experience in a maintenance environment or similar position.
