Pheasant Run Apartment is seeking experienced individuals for a Groundskeeper / Maintenance position in the property management industry. In this role you will be responsible for the first impression of the community.
This individual will maintain the cleanliness and overall appearance of the property, including maintenance responsibilities. This position reports to the property manager and requires attention to detail and the ability to follow directions.
General Job Duties:
- Assist the Maintenance Supervisor in all areas of building and grounds maintenance, as assigned. This will include but may not be limited to carpentry, plumbing, electrical, appliance repair, HVAC, roofs, painting, drywall, concrete, snow removal, swimming pool, landscaping, and general cleanup, delivering notices.
- Maintenance in vacant apartments immediately after a resident has vacated. This includes cosmetic repairs, minor carpentry, staining, drywall repair, plumbing, light electrical, appliance repair, trash and furniture removal, floor prep, caulking, some cleanup.
- Service requests for repairs in occupied apartments and common area, as requested by residents and authorized by management.
- Building maintenance, both exterior and interior, including carpentry, painting, roof repair, brick maintenance, railings, sidewalks.
- Deck and balcony repair, and garage repairs.
- Parking lot work: concrete repair, sweeping, paint striping.
- General grounds cleanup as needed or assigned.
- Landscaping such as mulching, flowerbeds, trees, grass seed, trimming, etc.
- Swimming pool maintenance. Maintenance on call will also open the swimming pool by 9:00 AM weekends and holidays during pool season and come in for a chemical read at 4:00 PM.
- Snow removal. Snow removal will require all maintenance personnel to report to work by 6:00 AM weekdays, including weekends or holidays.
- Small engine maintenance, such as snow blower, leaf blower, weed trimmer, chainsaw.

- On call: Alternating weeks, from Wednesday morning through Tuesday night, maintenance is on call for maintenance emergencies that can’t wait until the following business day, or as determined by the Manager. A cell phone will be provided. After hours emergencies which must be attended to immediately include but are not limited to: sink or drain backups, unusable toilets, lockouts, loss of hot water, loss of heat, loss of refrigeration, power failure, any plumbing malfunction causing flooding.
