Luxurious apartment community in Walbridge seeks highly experienced, motivated, and results-oriented Property Manager. The candidate must be committed to effective top-notch customer service, possess great organizational and time management skills, be detail oriented and capable of leading their team to success. Experience with Rent Manager software or industry related property management software is strongly preferred. $1000.00 sign on bonus payable after your 90 days.
The property manager’s responsibilities shall include the following but are not limited to:
Financial:
- Meet or exceed financial goals and operate asset in ownership’s best interests and in accordance with company Policies & Procedures Manual.
- Maintain accurate records of all transactions and submit on a timely basis.
- Generate necessary legal action, documents, and process in accordance with State and Company guidelines.
- Coordinate vendor scheduling, billing, and certificates of insurance.
- Assist with the approval and review of all payables and receivables. Ensure invoices are submitted, and all receivables are deposited in a timely manner.
Leasing:
- Market the units to ensure property is leased at or above budgeted occupancy and rent levels.
- Utilize various marketing strategies to secure prospective residents.
- Understand and articulate the value proposition of the community to prospects.
- Work diligently to ensure a 5-star customer experience.
- Answer resident concerns and questions regarding leasing obligations.
- Tour and lease the property to achieve all operational goals.
Resident Experience:
· Ensuring residents always feel valued and attended to by providing prompt and helpful service.
· Seek to always improve property’s amenities, the overall curb appeal and resident appreciation events.
· Achieve a higher resident retention rate than market standard.
· Always hold an attitude of going above and beyond for residents.
Administrative:
- Confirm all leases and corresponding paperwork are completed and timely enter signed leases into the property management software.
- Conduct move-out inspections, move residents in and send reports to accounting for processing.
- Work with regional manager to negotiate outside service provider contracts for the property in conjunction with corporate guidelines.
- Review policies and procedures as they relate to the property.
- Help to ensure the proper response and handling of all community emergencies with staff and residents. Make sure that the buildings are within company guidelines to minimize liabilities.
Maintenance:
- Work with Maintenance staff to coordinate all work orders and make ready apartments.
- Maintain community appearance by doing property inspections on a regular basis and documenting and communicating problems to the appropriate parties.
- Ensure quality and quantity of market ready apartments with frequent walk through of vacant units and follow up communications with maintenance staff.
Position Requires:
- Minimum of 3 years of proven Property Manager success.
- Strong working knowledge of all aspects of management including staff supervision and development, marketing, lease negotiations, vendor contracts, building maintenance and systems, operating budgets, capital improvement coordination and tenant relations.
- Excellent project management, client-service skills.

- Must be a person of great integrity and strong work ethic.

· Must have clean driving record, pass background check, and drug test for the position.
- High School Diploma or Equivalent.
Compensation:
· $45,000-50,000 salary (depending on experience) plus commissions and bonuses
