Lee & Associates is looking for a Facility Manager who will be responsible for performing routine building maintenance tasks, including but not limited to, carpentry, electrical, HVAC, plumbing, roof inspection and property inspections.
Job Responsibilities Include:
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations to management.
- Performs minor electrical maintenance, including but not limited to, replacement or repair of fixtures, switches, outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc., using appropriate hand, power and specialty tools. All major electrical maintenance to be outsourced for liability purposes.
- Performs minor plumbing maintenance, including but not limited to, replacement or repair of leaks in drains and faucets, unclogging of drains, water fountains, etc.
- Performs minor painting, carpentry and masonry work, including but not limited to, preparing surfacing and using brush, sprayer and roller to apply paints, stains and varnishes, hanging doors,, fitting locks and handles, etc., using appropriate hand, power and specialty tools.
- Accommodates tenant requests in a time manner.
- Upon property inspections, may clean common areas, lobbies, corridors, elevators, stairways, parking lots and work areas of debris.
- Order parts, makes part runs and stocks part items.
- Maintain property equipment inventory and keeps in good working condition.
- Performs routine building equipment maintenance, weekly, monthly, quarterly or annually to ensure in good working order, makes recommendations if not sufficient.
- Schedules and oversees vendor work to completion, i.e. window cleaning, janitorial services, special projects, HVAC and roof repairs.
- Performs minor HVAC work; adjusting and calibrating thermostats, pneumatic controls and HVAC and electric energy management systems needed to maintain a comfortable temperature for tenants.
- Works with Property Manager to identify and quantify non-reoccurring expenses and sees approved/contracted projects to completion.
- Notifies tenants of any routine scheduled maintenance that may interrupt business operations.
- Protects operations by keeping financial information and plans confidential.
