Land Analyst:
Lennar is seeking a Land Analyst who will conduct and interpret complex analysis on a variety of demographic, economic and market data to assess opportunities and risks to support the Raleigh division’s target land acquisition and broader strategic decision-making goals and objectives.
Responsibilities
- Prepare underwriting proformas and related financial documentations for each asset targeted by the division
- Helps prepare project proforma, financial analysis, and risk mitigation measures in order to inform strategic decision making.
- Assists in due diligence review, underwriting, and company approvals for new land acquisitions.
- Formulate and track due diligence budgets for assigned projects and administer related vendor contracts, change orders, check request, and invoices.
- Collects, maintains, and analyzes the demographic, economic, market, and relevant competitive community performance data.
- Works with the Land team and identifies, collects, and maintains accurate and complete competitive analysis for relevant residential communities.
- Provides ongoing research and analysis of existing and future Lennar community performance.
- Conducts field research and compiles competitive market analysis (“CMA”) to inform future and existing community price and position strategies.
- Evaluate competitive market by visiting sites as required and analyzing competitive pricing, features, costs, etc.
- Creates presentations to graphically illustrate meaningful conclusions from the analysis, e.g., charts, heat maps, etc.
- Maintains current knowledge and proficiency in a variety of software and research tools, specifically Metrostudy and the Triangle MLS.
- Uses mapping software to illustrate and/or identify potential opportunities within targeted submarkets.

Qualifications
- Bachelor’s Degree required in Business, Economics, Real Estate, Finance, or a similar discipline required.
- 3-5 years of related experience preferred.
- Basic understanding of real estate and residential land use.
- Local real estate knowledge is extremely beneficial.
- Highly Proficient in Microsoft Excel, Word, and PowerPoint and working knowledge of mapping applications required.
- Detail oriented with a strong acumen for critical, logical thinking and problem-solving.
- Excellent interpersonal, written, and verbal communication skills.
- Positive attitude and a strong desire to continuously learn.
- Ability to prioritize multiple assignments and adapt to changing priorities
