Company in Winter Haven seeking a skilled Land Manager, to oversee the management and development of land resources for our organization. The ideal candidate will have a strong background in land management, project management, and technical expertise in various relevant fields. Someone to coordinate and manage all new projects, start-finish, from the bidding process all the way vendor selection, budget creation and construction scheduling, as well as general oversight of ever aspect of project.
Responsibilities:
- Manage all on-site and off-site development activities for assigned projects including earthwork, wet utilities (storm sewer, sanitary sewer, potable water, and reclaimed water), roadway construction, lot grading, electrical distribution, and communications/internet utilities.
- Manage amenity projects including neighborhood entries & signage, amenity centers, perimeter walls & fences, landscaping & irrigation, parks, open spaces and other community amenities.
- Track, monitor, and maintain project schedules, cost estimates, submittals, RFI’s, and budgets for the various stages of amenity projects including conceptual design, design development, construction plans, bid & award, preparation of contractors, construction & installation of amenities, and close-out & turnover the operations and maintenance entities.
- Perform all aspects of the contract process including preparing scopes of work, invitations to bid, bid lists, accurate takeoffs, bid negotiation, award recommendation and preparation of contracts.
- Build rapport with development construction support including field inspections, coordination with staff, engineers, municipal inspectors, eletrical and site & amenity contractors and consultants.
- Initiate, track, and maintain all development budgets and prepare cash flow projections and progress reports for all projects. Review and approve pay applications, change orders, invoices, and addendums.
- Coordinate with the electrical and communications providers for preparation of road crossings and system drawings to ensure coordination with infrastructure construction.
- Provide and maintain comprehensive detailed and summary level schedules, cost estimates, and budgets to maintain project status awareness, analyze schedule delays and develop plans of action to recover lost time.
