POSITION SUMMARY
This position functions as a grounds and janitorial technician for The Steel District and is responsible for the overall curb appeal of The Steel District Development. Grounds and Janitorial Technicians must be able to work independently, manage time efficiently and provide excellent customer service to LPM employees and all tenants, residents, and guests of the Steel District.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Perform custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
- Walk the property grounds to pick up any trash, debris, and cigarette butts to ensure a clean and safe atmosphere.
- Engage in seasonal work such as snow removal and yard care. Some of these jobs may consist of mowing and weeding of the yards and gardens, and snow removal during workweek and weekends.
- Assist with sweeping and cleaning of commercial garages.
- Empty waste containers and supply them with liners.
- Spray out and clean trash areas.
- Spray and pull weeds when necessary.
- Operate lift, 4-wheeler, and tractor & mower as needed.
- Trim bushes and trees when directed.
- Use tools ranging from common hand tools to light duty power tools, such as hammers, drills, wrenches, weed eaters, and hedge trimmer.
- Record type and cost of maintenance or repair work.
- Maintain adequate inventory of supplies to eliminate delays with repairs. Work with the manager to order parts, supplies, and equipment through the purchasing agent.
- Paint and repair, windows, doors, floors, woodwork, plaster, drywall, and other parts of building structures.
- Report hazards, damage, or property issues to manager.
- Keep accurate records regarding inventories and purchase orders.
- Periodically inspect all units, buildings, and common areas, performing janitorial services and occasional light maintenance.
- Make sure storage areas and entrances are locked and adequate lighting in all areas is maintained.
- Must be aware of and conform to all safety requirements while working on the properties and operating motor vehicles.
- Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.

EDUCATION and/or EXPERIENCE
High School Graduate or General Education Degree (GED) and/or 1-2 years related experience.

LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS

WORKING CONDITIONS
The job is performed indoors and outdoors during all seasons with travel between properties/company.
