What are the responsibilities and job description for the Property Manager position at Lumi?
Lumi is revolutionizing student housing through an innovative solution that gives students the amenities they desire but at a price they can afford. We’re a young startup that manages a portfolio of single family residences around the University of Miami.
As a Property Manager, you’re on the front lines of our customer service mission. Customer satisfaction is the core of what makes Lumi different. You will be responsible for making sure tenant requests are responded in a timely manner and maintenance requests are handled quickly. Equally important is your relationship with landlords. It’s critical they feel like their property is in good hands. You are more than a Property Manager; you’re a Relationship Manager who strives to do what’s right.
AT LUMI YOU WILL:
- Be the point of contact for both landlords and tenants on items related to the property
- Maintain operation of multiple homes, working alongside other staff
- Exercise common sense and can take initiative to accomplish tasks and make decisions
- Manage and respond to tenant requests through the portal
- Schedule cleanings and landscaping, manage relationships with our vendors, and inspect third party work after it has been completed
- Inspect houses weekly and make any repairs that have been requested or that you have identified
- Inspect homes prior to old tenants moving out and again prior to new tenants moving in
- Welcome new tenants on move-in day and give a brief orientation and explanation of rules and procedures
- Help codify and institutionalize procedures, to optimize our service to tenants and landlords
- Through your own network or relationships you have developed with existing landlords, obtain referrals to help us expand our portfolio
WHO YOU ARE:
- You have at least 5 years experience in Property Management or a similar role
- Self-motivated, positive attitude, driven, no job is too big or too small, very hands-on, and willing to go above and beyond to get the job done
- You value customer service and your relationships with people. Making our owners and tenants happy means everything to us. They aren’t numbers; they’re humans.
- Basic knowledge of HVAC, electrical, and plumbing
- Good time management skills
- Computer literate
Salary: $55,000- $65,000
