Job purpose
The Project Manager is responsible for the strategy planning scheduling, budgeting, oversight and documentation for all aspects of the execution of subcontracted custom architectural scopes of work on construction projects. The primary role of the Project Manager is the oversight of the project process lifecycle, including schedule and budget. The Project Manager must be intimately familiar with the specific details of the projects for which they are responsible in order to facilitate client relations and coordinate the design, engineering, manufacturing, fabrication, and installation of the project components internally and externally as needed from bid approval through completion. The Project Manager will be responsible for the administration of the project process, serving as the primary conduit for information and activity on the job
Duties and responsibilities
The primary job duties and responsibilities of this position include but are not limited to:
- Coordinate and oversee assigned projects through each project phase including design, fabrication and installation, ensuring the completion of each production function on time and within budget.
- Ensure coordination of project components with in-house project team (designers, engineers, production, assembly, site personnel) for the assigned contract and project.
- Serve as the primary client contact and coordinate with the external project team including Owner’s representatives, Construction Managers, Architects, Engineers and other Sub-Contractors.
- Collaborate with engineering, design, manufacturing operations, and senior leaders to determine the specifications of the project during the kick-off and hand-off phases of the project, as well as during execution.
- Resolve issues with project completion, escalating larger items to appropriate resources to ensure timely resolution.
- Negotiate contracts with external vendors as required to reach profitable agreements for outsourced work.
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
- Oversee construction operations and schedule intermediate phases to ensure deadlines will be met.
- Understand all construction documentation, including bid and contract documents (trade contract, scope drawings, specification, exhibits, bid pricing and clarifications).
- Track, update and report on the detailed project schedule for design, engineering, mockups, production, and installation activities.
- Spot check in-progress work, as-built drawings, discuss project objectives, and ensure all work meets our performance standards
- Develop, track, update and report on the contract schedule of values and payment requisitions, ensuring the project cash flow is met and payments received in a timely manner.
- Obtain pricing and execute purchasing of materials, equipment and sub-contracts, ensuring that both budgetary and specified contractual cost, time and quality requirements are met.
- Research, qualify, present and report on changes to the contract scope. Process and track change orders.
- Other tasks as required by management.
Qualifications:
The minimum qualifications required to successfully perform this job are as follows:
- Bachelor’s degree in Construction Management, Architecture, Engineering, Supply Chain, Project Management or other construction or production related subject or field of study, Associate’s degree and relevant experience may be accepted in lieu of a Bachelor’s degree.
- Strong knowledge of construction materials, processes, and equipment.
- Strong ability to think critically and solve problems creatively; ability to investigate damage, accidents, or delays at construction sites.
- Must be familiar with the construction contract change order procedure and maintain change orders as necessary
- Extensive experience managing budgets for small-medium construction projects.
- Able to read Architectural drawings, structural drawings, and Specifications
- Advanced understanding of risk management policies and procedures.
- 2 - 5 years construction experience required, experience with decorative / ornamental metal and glass systems preferred. 7-10 years experience in a related field such as Architecture or Structural Engineering will also be considered.
- Advanced computer program skills including proficiency in the Microsoft Program Suite, specifically Word, Project and Excel. AutoCAD, AutoDesk Inventor and other 3D modeling software proficiency is a plus.
- Ability to work in a fast-paced environment balancing many responsibilities.
Working Conditions:
This job operates in a professional office environment, but in a manufacturing company. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. This position will have to visit the manufacturing shop areas on the company’s campus, as well as jobsite visits. Our project reach is typically the North East Region with a high emphasis on NYC, but travel to areas across North America is possible.
Physical Requirements:
While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to walk; use hands to finger, handle or feel; reach with hands and arms; and talk or hear. The employee is occasionally required to stand. The employee must frequently lift or move objects up to 10 pounds and occasionally lift or move objects up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and ability to adjust focus.
Direct Reports:
This position has no direct supervisory responsibilities.
Position Type:
This is a full-time position. Work schedule is Monday through Friday, 8:00 AM to 5:00 PM. Some overtime may be required per business demands.
Travel:
Some travel is expected for this position.
