What are the responsibilities and job description for the Property Maintenance position at Markel Capital?
- Routine Maintenance: Perform regular maintenance tasks such as HVAC system checks, plumbing repairs, electrical maintenance, and general upkeep to ensure that the properties meet safety and habitability standards.
- Emergency Repairs: Respond promptly to emergency maintenance requests, including issues such as water leaks, electrical failures, heating or cooling problems, and other urgent matters affecting tenants' health and safety.
- Compliance: Ensure that all maintenance activities comply with LIHTC regulations, including adhering to specific standards for unit conditions, repairs, and replacements.
- Inspections: Conduct routine property inspections to identify maintenance needs, safety hazards, and potential areas for improvement, ensuring compliance with LIHTC requirements and property standards.
- Tenant Communication: Communicate effectively with tenants regarding maintenance schedules, repair timelines, and procedures for submitting maintenance requests, fostering positive tenant relations and satisfaction.
- Vendor Management: Coordinate with external contractors and service providers for specialized maintenance tasks that require professional expertise, ensuring quality workmanship and adherence to budgetary constraints.
