GENERAL STATEMENT OF DUTIES
Responsible for assisting the Vice President with dispersing and monitoring work performed by staff. Additionally, responsible for maintaining grounds, facility and equipment in a safe and operable manner in accordance with current federal, state and local standards, guidelines and regulations through general and preventative maintenance schedules.
Responsible for performing general maintenance tasks including, carpentry, painting and small construction and/or renovation projects.
QUALIFICATION AND EXPERIENCE
Supervisor must have (3) years of supervisory experience in Facility Maintenance. Must be knowledgeable in steam operator boiler heating systems, commercial hot-water distribution, electrical power generators, and standard facility mechanical systems. Knowledgeable in building and safety codes. Must be able to read, write and perform simple arithmetic calculations. Must be able to read and interpret blue prints, diagrams and equipment specifications. Must be competent with working with all types of hand-held power tools.
PRINCIPAL RESPONSIBILITIES
1. Perform preventative maintenance on a variety of building systems including HVAC equipment, generators, boilers, and the facility’s well-water system.
2. Meet with the Vice President of Maintenance daily and provide department coverage in his absence.
3. Conduct weekly tours of the facility and inspect for broken, damaged or malfunctioning systems.
4. Compose work orders and assign to staff for repair.
5. Clean, grease and change filters on a scheduled basis.
6. Assist with minor repairs on nursing home equipment.
7. Perform simple plumbing tasks such as unclogging toilets, drains and repairing or replacing faucets as needed.
8. Perform general carpentry, wall repair, painting and general maintenance required to refurbish resident rooms.
9. Basic record keeping and some purchasing will be required.
10. Perform scheduled monthly fire drills, fire inspections, life safety inspections and immediately report findings/conditions to the VP of Maintenance or to the Superior in the VP’s absence.
11. Required to assist in emergency situations after hours.
12. This position requires “after hours” on-call responsibilities; this is done on a week-long basis in a six-to-seven week rotation with other maintenance staff members.
13. Constant snow removal services will be required during storms. Maintaining safe access for emergency vehicles and personnel reporting for all three shifts is required.
14. Other duties as assigned by the Vice President of Maintenance.
Job Type: Full-time
Pay: $60,000.00 - $75,000.00 per year
